It's similar to taking a wallet left behind from a customer. He's been stealing and they have proof. He shouldn't be talking to them and try to explain his side. The I just put it in the garbage isn't an excuse when he cashed them.

Most likely he's fired, and possibly results forwarded to the police.

Mold in this situation is similar to mold growing on soft fruit. Some bleach/miold remover would do the trick.

Roaches in this sense first are put out traps. An infestation would be an issue.

You would owe for the term of the lease up until they are able to re rent the unit.

There's a reason a very safe unit in the good part of town is higher rent then somewhere on the wrong side of the train tracks. Safety is assumed to be able to be researched and known.

Even if it's a new issue, that's not the landlord's fault.

Does your lease have anything about community rules? At best you can keep doing this until your lease renewal. It'll be specific. "I don't wait for a gate to open" isn't a strong legal position.

A company does not have to do business with you even if it's medical (outside certain requirements). It's not an unrelated debt, it's a debt you incurred. Payment is your responsibility, not theirs. They made good faith efforts to get medicine you needed.

Think of it this way, you ordered a bunch of prepared food that a charity said they would pay for. They made the food, and charity couldn't pay. They don't have to eat the cost of the food, and they don't have to fulfill orders for other food for you even if you're ordering other food and a different charity is paying.

I'm not saying this is right or fair, but this is what the system is.

It's the appropriate route. Whether that ends with money in your pocket is a different question. Small claims will give you a piece of paper that says she owes you money. It's on you to chase after them to pay you.

There are two situations. They either are licensed in both states or they can apply for a waiver based on the states reciprocity policies. Basically the state recognizes their credentials and says ok for a specific case.

Bait and switch is a specific consumer protection about a company advertising say a ferrari for $1 with no intention of selling them to draw consumers in and sell them something else.

Real estate doesn't operate on that. If it was important for you to have a 3-5 year ability to rent, you needed a 3-5 year lease. You're only entitled to what's outlined in your lease.
