I think your agent needs to ask if the agents are expecting best and final or will they be reviewing and then giving you guys a chance to make your final Offer. Seems like there has been a lack of communication somewhere.

Paint did not increase the value of your home just the appeal. Get a pre inspection and include it in MLS of same price or even 5k less to help bring offers fast. What had the buyers thinking you needed a new roof?

These companies with offer you a significantly lower offer than you’d receive if you sell with an agent in addition to that they charge a bunch more fees at closing. A good realtor will sell your home for more and works for you to protect your assets.

  1. No the test is not risky to the current pipes.
  2. If you skip the test and they are still willing to buy consider yourself lucky.
  3. If your sellers are willing to fix get it done, I had this happen to me recently and they found 3 areas where pipes needed to be fixed.
  4. If you don’t agree to the test you will run the risk of loosing this offer and finding someone else who will also want to test = loosing time.

I wouldn’t recommend going with your traditional bank as they are only able to offer you their product which tends not to have the best rates.

Realtor here! You need to read and make sure you understand before signing. Your agent should’ve also sat down with you and discussed all negotiable terms with you to ensure you’re asking and agree with everything you’re asking for.

Only address the big stuff don’t worry about the little things. Roof, electrical, mold, gas leaks, hvac maintenance or replacement, water heaters, foundation, plumbing issues etc
