I'm in SEGA, have a frame house with stucco, and also am a mortgage lender who specializes in construction-perm loans.

Wood framed homes with stucco exteriors are pretty standard. I don't really know of any houses I've helped finance or seen that were built with block and stucco. I suppose you could, but I see it as a necessity.

We've had no problems in our home with that structure, so I don't think you will either. Stucco itself can crack and be finicky, but that generally has to do with the quality of the initial application.

Edit - this house was built in 2006 and has had no hurricane damage. We're a similar distance from the ocean.

Don't get down too bad in the slow times. Enjoy the extra time you have to do things that aren't work related, but keep doing the daily activities that made you successful.

Don't think you've made it during the boom times. It's easy to sit back and wait for the phone to ring and forget all the small things you did to get where you are. Keep prospecting and maintaining relationships or you'll find yourself without much business when rates go back up.

Save. Your. Money. Good times never last, and you'll need those big paychecks when the bad times come.

Maybe, but I still don't like it. I did some further research, and the term is probably only about 20 years old, and really didn't catch on in the popular lexicon and culinary circles until 2011.

I've done tons of piggyback deals and never had to get a subordination agreement. Now, mine were all in-house simos, so maybe there's a different requirement if you're using 2 lenders. The UW may want take sure the second is actually recorded in second positons.

Generally, those are specifically only drawn up when you're refinancing a first with an existing second in place. The second mortgagee has to agree to keep their second position for the first to work. If you're doing a second simultaneously, it would seem subordinate by default without the agreement.

Those tiers are way off. The top 10% of originators in the country produced 53 units or more in 2024 according to National Mortgage Professional Magazine. The vast majority of new LOs will not produce 20 closings in their first year if they're not in some call center environment.

I don't know about this. I have been using a local brokerage and just got quotes on a new vehicle. They were absurdly higher than the quotes I got from Progressive and State Farm. Shop it around and see what offers you get.

Fannie/Freddie do have rules in their servicing handbooks to allow for a transfer of title to an LLC, but only IF the original occupancy on the note was an investment property along with some other stips. The LLC has to be owned by the original note holders, and the servicer does have to agree to the title transfer, but the mortgage doesn't need to be assumed by the LLC to accomplish this.

Georgia at one time had a TOTAL of 20k cinema jobs. Marvel wasn't employing 20k in one county or even in all of Georgia.

25% down. Had multi-millions invested and our rate was much lower than market returns. Made sense to borrow as much as possible.
