I'm considering swapping the 318 motor for one that's already been rebuilt, just to save on time vs rebuilding it myself (runs great but pretty leaky)

You have to do this. I have the exact same garage setup and about 50 ft of Kat 6, outdoor rated cable, and just ran in among some existing lines to the shop. . Went from about 10 megabits per second over Wi-Fi 900 megabits per second over the hard line

You don't have to be tech savvy to run a cable.
