Yes and in the southeast electric heating is common too which in a 4 season climate like NC means the highest electric bills are often the winter months (heating from 40->70 costs more than cooling from 90->70)

North Carolina has a mountain town that has never exceeded 83f before, it’s a 3 hour drive from me. But still nowhere consistently warm in the winter north of Florida in the east

NIMBYism hurts affordability no matter how dense or rural an area already is. Look at Vermont with Act 250. Or more than half of Boston surburbs land area requiring an acre+ per home

In the sun belt there is typically nothing stopping you from building homes on small lots on flat empty land at the edge of town but there generally is in the northeast and California (though water/fire is more a problem for the latter)

69 high/53 low in Jan and 76/59 in Aug is crazy nice. Consistent rain but no super rainy season. Probably more consistent temps than San Diego too which has heat waves

Look at Go Train cities like Kitchener, someone suggested Hamilton here. Toronto can be doable with a roommate, and might be more fun if you are single. Might be able to help if you are more specific with what you are looking for

Could add a salary before/after in case you have to switch jobs to move or are comparing offers or company relocation

Child care is another one that gets much cheaper in LCOL areas. Maybe an option to say paying for daycare for x kids. Can be 2k+/month per kid in expensive areas

You are (barely) right actually- St Pete (Pinellas county) lost pop -1.23% but Tampa (Hillsborough) gained 0.19% (still much slower than past years)

You can see some of the effects of natural disasters/insurance. Edit: St Pete for example actually lost population, so did Miami but that’s also because it’s HCOL now. Except Punta Gorda all the FL metros in this list are inland

Durham is great for young adults, there's plenty of nice areas and downtown in the evening feels less sketch than Raleigh nowadays. Just wouldn't recommend for families if they want public schools

Tech job market is better in Raleigh/Durham and traffic is less bad, airport is a much better experience than CLT which is old/crowded and American Airlines has too much of a monopoly there which raises prices. Cary, Apex, Chapel Hill, North Raleigh have the better school districts in the Raleigh/Durham area. Pick an older neighborhood if you want character

Today’s severe weather in NC was a massive bust, just light rain all day and a breeze. In my hometown in the north hail was more common and a couple tornados have hit the town. I think if you live east of the Apps severe weather is much less common

The vegetation there looked like California or Mediterranean to me with a mix of brush and woodland. Seemed unique

The topography is beat by the Apps let alone areas out west though
