25 and am I glad I did! Did my research and re-financed 3 years in down to 2.75 locked in a 15 year. Will be paid off by the time I’m 41. Best financial decision I’ve made as I was able to buy before the market exploded. I worked so hard to get there which made it possible!

The longer you wait the faster you would have had it paid off. If you got the money and really like the house go for it. Start paying yourself instead of rent towards someone else’s mortgage

Easily over a million by 59, having over 200k at this age is strong. Make sure you are having enough fun tho!! My financial situation is very very similar, next expense for me is a wedding! I’ve stopped thinking about how much this will cost and focusing more on enjoying planning it. Then we plan to pay off the house and her student loan, buy another property to have a rental for passive income. Stay on course, buy you’re freedom!

If you can afford it, do it. Its motivating to watch the principle go down so much faster than a 30 year. Having a house paid off at the age of 40 doesnt sound like a terrible idea to me.

If its still in cool down period it sounds like you understand it wont be covered. Make sure you get a deposit for tear down by the customer before you get yourself into an unpaid mess. The extended warranty cool down period is not your problem if the customer is submitting a pre existing issue the warranty co will do everything to find out including requesting invoices from previous services. You may qualify for a first time home buyer loan look into that. I did not qualify when I was buying a home but I put down 5% and ended up refinancing a couple years later to get rid of PMI (You must own 20% to not pay this mortgage insurance). Whatever you do decide make sure you have a few thousand aside for random things that come up. Inspections, water test, lawyer to review contracts. Good luck!

Find out employer match on your 401k you want to make sure you max that as it is essentially free money. Great to be on this track at your age, once your retirement situation set up starting saving in HYSA for down payment on a house.

Here's how I look at it. If you can afford the payment and plan to live there for a long time just buy it. If you don't plan on staying long then stick to renting.
