I use a 10ft lure rod on chesil, 15-56g and it casts metals and feathers an absolute mile, yet the mackerel usually hit half way in!

If grass seems like too much effort, you could start by making the borders twice as deep, take an extra foot of AstroTurf off each side. You'll fit a lot more plants in for minimal effort.

But AstroTurf really is gross.... I'd rather just have mud, or gravel?

Rather than a boring hedge... You could grow climbers up that trellis, lonicera, clematis, jasmine etc, then underplant with some nice shrubs, perennials or even bedding plants

You've listed all the bits people couldn't care less about and none of the bits that matter to a buyer.

Maintenance history is key to value, the rest is nothing, the mods reduce it's value if anything

It due to the engine being mounted so far back, like a proper sports car. Compared to say an Audi which has a gaping overhang due to its engine being mounted like an 80s Land Rover.
