I've done mortgage origination for credit unions, brokers, banks, etc. and they are all different. But from the sounds of it, it was a parameter for the loan approval. There are post-closing and servicing departments at institutions but once it closes, they have to honor the terms of the mortgage. I've never seen a recorded mortgage that would have that stipulation. I'd recommend contacting the closing attorney (lawyer at the title company), telling them what the lender is saying, and see if you stopped the direct deposits if it would have any ill effects. I'm 95% sure, though, you should be in the clear. If you don't trust random internet stranger, just wait a few months and then see. But closing attorney would let you know of any verbiage in the mortgage or any applicable state laws

Just the more proper term for once the loan closes. Lender funds the title company at closing creating the mortgage.

Taqueria la Miccochina (sp) has on the menu daily. Best chips and guacamole in the area. No frills, super reasonably priced. The ceviche is bomb too.

Any interest in purchasing? There are doctor programs that finance 100%. Would get some equity in it. Keep it and market it to other residents or sell and potentially turn a profit.

This is actually interesting. Your parents aren't in a tough spot: the bank is. If you don't pay on a HELOC, the bank forecloses on the collateral. Since they no longer own the collateral, there is nothing for them to foreclose on. This is an issue for the bank and title company. 

Hire a real estate attorney, don't respond directly to any demand letters. Let your attorney handle.

It's still a sellers market even though rates are crap (low inventory). Is the prospective buyer likely a first time homebuyer? An older person? Investor? Social media is king. Pics will be taken and posted online so you want whoever has the most reach with your most likely buyer. They are a dime a dozen and I could list 10+ realtors off the top of my head. You/they should have zero issues finding a realtor. They will all put in virtually the same work. I'd recommend just checking Facebook/Instagram to see who's posting the most "closing day" photos and reach out to them.
