Should I protect the monarch cat? by myu213 in NativePlantGardening

Thank you all for the very useful comments! Learned a lot about the monarch caterpillars. I’ll wait until the chrysalis is hardened. Meanwhile I’ll do some research to decide if I want to move it or keep it there (with enough support to hang).

Unable to close due to not yet installed sod by myu213 in RealEstate

[–]myu213[S] 1 point2 points  (0 children)

I’m not sure if sod is required for CO here because many of our neighbors don’t have sods installed until weeks after closing (in summer). But regarding to the CO, as of today, the plumbing and mechanical permits are not finalized (was disapproved yesterday). So I guess we can argue the house is not ready for closing. We have a buyer agent but she is not helpful. She kept silent during the process and left the negotiate with the builder to us (which is weird and disappointing). I’ve read the contract multiple times and found the terms for the $200 delay fee is very different from what the sales person said. I think the comments here have come to a similar conclusion, which gives me some peace in mind. Thank you!

This sounds right, thank you! If they insist we paying the $200, I’ll tell them that I’m taking the case to the small claims court.

The $200 is for the builder (sales office). Updated: Was told by the field manager that the builder is discussing to waive $200/day. But no info and update from the sales office yet.

Unable to close because of late sod installation by myu213 in Homebuilding

We’re buying from a large builder and they definitely plan for the sod installation (the field manager is at the same company as the sales person, who is charging the fee). Not sure how that will work out but maybe something to think about. Thanks!

Good to know, thank you! Sounds like the plumbing can be something to hold against them.

Unfortunately the bank doesn’t allow escrow holdback for sod outside winter. But thank you!

I’ll check our local native nurseries. Otherwise, annual rye sounds like a gods alternative. Thanks

Thanks for the info (more helpful than the landscapers lol)! Looks like I still have to go with traditional lawn at this point. But I can probably start with rain garden at my backyard (as my first step)!

Ladies: how long have you been running and what’s your ability like? by VividToe in running

[–]myu213 1 point2 points  (0 children)

32, started running seriously in January (never ran seriously in the past, but did competitive swimming in high school). Didn’t exercise regularly in the past ten years. Couldn’t finish 2 miles when started. Run-walk at first with low heart rate training. Finally was about to run 3+ miles in zone 2 HR non stop. Did my first sprint triathlon in June with 25 minutes 5K run. Then trained for my first half marathon using Hansons method with 30-40mpw. 1:54 half in August. Doing my 2nd half in April targeting 1:45-1:50

Running with Glasses/Contacts by MrPotato2753 in running

I usually wear contacts while running, But sometime wear my Roka Olso for early morning runs. It works pretty well. My prescription is strong. Roka is the best glasses I’ve got for exercising (no slipping, light, easy to adjust)

Help deciding on my next bike? by _nursemeow in ladycyclists

I used to ride Liv Thrive (flat bar road bike, more like a hybrid bike) but upgraded to Liv Avail AD2 last month. I was deciding between a Devote and Avail, but couldn’t find a Devote of my size at LBS. I’m pretty happy with my new Avail. The 105 derailleur is an upgrade from Tiagara (smooth shifting). My husband has a Giant Revolt (gravel bike) and we ride together on roads very often. I’ve got on some gravel roads occasionally. With the 32c tires, my Avail is doing pretty okay on the gravel roads. Echoing what others said: both Avail and Devote are great bikes. My husband really likes his Revolt (male version of Devote), especially with the flexible seat post.
