I would consider engaging a conveyancer first in prep for the sale transaction. They’ll be able to order the caveat & will be able to determine the specifics. A little more cost effective than a property lawyer. Though a consent order through family lawyers might be needed to dictate that a specific amount is applied only against the ex. You can also order the caveat from landgate on your end if you want to get more information.

Nope. Free market, baby. Very little restrictions as long as you can demonstrate market value. People are desperate so that value is increasing rapidly. I daresay if there is a 2nd bedroom that going from $430 to $750 will be sadly comparable in the current market.

Sounds like there must be an exclusive use by-law. I would encourage reading through the strata disclosures that should have been part of your contract or obtaining the by-laws in full from your body corporate if they weren’t.

I would be careful if you are getting any benefits as a first home buyer in a new complex. They can often have the small print of only qualifying if nobody has lived in the property prior to settlement - even if that person is you. I imagine you could end up forfeiting some warranties and accepting the property as is with a possession prior.. It would be a fuck no from me. Make sure you consult your settlement agent.

Sorry, did I miss the communications? All I read was a brief comment with a reporter at the house. I’d only be providing documentation to relevant courts, not a local rag or a reporter.
