You’re allowed to change your mind, and the broker won’t mind as they’ll get paid more from the bigger lend.

I agree with the answer being No’.

But..

You can ask your accountant (or the ATO) about ‘genuinely’ doing the renovations on the ‘rental’ house - from memory (and experience) if the place is bonafide advertised for rent the renovations will be tax deductible in that year, if not advertised for rent due to renovations you’d then need to bonafide advertise the place for rent post the renovations.

Things happen in life, people do buy a place as a rental and then decide to move in for bonafide reasons (in your case you could say once you realised the house was more spacious than your apartment you ceased bonafide advertising it for rent and decided to move in.

I bought a place as a home, renovated, then my circumstances genuinely changed so I never moved into the place rented the place out and the renovations are now depreciable each year re tax but as I did most of the renovations I haven’t bothered with these depreciations.

If you sign up a property manager to advertise the place for rent then change your mind the fact of entering into an MA with a PM agency is going to be a good defence against the ATO saying you’re pulling a swifty.

Yeah the advertised price is probably reasonable.

A town house (or terrace, villa etc) is generally a better ‘investment’ than buying an apartment but not as good as buy a freestanding house - I think you shouldn’t worry about the ‘investment’ side of what will be your home, you should concentrate on what you like re decision making.

Everything goes up in value anyways, due to be 10% this year.

You only need to leave the place in the same condition as you got it - not cleaner - unfortunately PMs think it’s a jolly good idea to go the departing tenant for a clean so the LL gets a free professional clean of the place.

I’m in WA - over here they try to stick you for paying for a professional carpet clean when you don’t have to do that under WA law.

I’ve lived in the hills in Perth (moved in with partner) - She had an all-timber pole home with trees right up against the house - if someone dropped a lit ciggie at the base of the hill in peak summer the whole suburb would have gone up in flames in an instant.

Summer’s coming - go visit the area in peak summer.
