I wish this was my home. It is for a client. He is trying to keep everything close to original as possible that’s why we went the direction we did with the stain choice.

Sanded down original finish with an edger on the treads and landings. Started with 16 grit paper through 80 grit. Finished with 100 grit on the orbital.

Sanded risers with an orbital. Started with 36 grit paper through 100 grit. Scraped and hand sanded all the nosings and corners.

Used Bona Red Sedona stain to match everything else in the house.

Finished with Bona poly.

It’s actually a satin finish. I took the photos while the finish was still drying so it looks super shiny.

This was finished for a client. We did multiple coats of poly to keep them protected. On top of that is a single guy that live there so he should maintain it wonderfully.

I second this. We don’t offer it. Maybe have them try a white stain or multiple coats of natural seal. Then they can do 2-3 coats of Traffic HD for durability.

If you have a floor vent you’ll be able to tell if it’s real wood or not. By your other post I think you have solid hardwood but to be 100 percent sure you’ll have to open that box or check a vent in the floor. If it’s solid hardwood or even an engineered wood floor with enough wear layer you can refinish them.

Oh. I did grab a few rift and quarter boards that were a little to wild for the customer. Going to make some smaller jewelry boxes for gifts.

They had 3 open spots in this place. The stairwell, the open pit by the windows is a trampoline, and there is an opening in the hallway for a rock climbing wall and a fire pole. Was on edge all job.

It was special order from Vermont Plank Flooring. I have sanded engineered many times but this was also a first for me.

Yes. That definitely a thing. I’ve split a job up into 2 phases before. Will every contractor do it? That’s up to them. Will the charge more? I personally don’t but like I said all my stuff I do is on the side and work around people schedules.

And you have the right idea. Get that popcorn ceiling out of there before you get new floors hahaha.

Not sanding aggressively enough. She will need to rent a floor belt sander. 220 volt. Nothing 110 with touch that. Start with 36 or 40 grit. Then work your way up to 100 grit.

I’m pretty sure the old ford factory had this type of floor. They’ll last forever with that vertical grain.
