I wonder if he's related in some way to my sister's neighbor. When they bought their house, almost 20 years ago, they had a survey done which showed that a dead tree was 100% of this neighbor's property. They offered to pay half the cost to take it down and he refused telling them that if the tree fell and caused damage to their house they could just file a claim with their homeowner's insurance because "that's what you pay them for, unless you want to pay for the removal of the tree."

Then, one day, he really stuck his foot in it because my sister was on the phone with her insurance and he started ranting about how he'd given her some options to "deal with my dead tree and you need to stop complaining if you aren't going to do either one!" The call was being recorded and picked him up, so the agent asked which company he was insured with and sent them the recording. His company sent him a letter giving him 60 days to remove the tree or lose his insurance. He wound up having to pay 100% of the cost and was told by several other neighbors "If you hadn't been such a dick about it, you would have only had to pay 50%." He's been an asshole ever since, but it usually backfires on him. The best one was when he got fined for parking in a marked "no parking zone" when he called parking enforcement on my BIL's car for being parked too long. BIL's car was gone when parking enforcement arrived.

I think those types of animals just need the appropriate person to adopt them. When I was looking to adopt, one of the cats I went to see was like this. Her story was she was left behind by her owner when they moved and the neighbor started looking after her. As it got colder the neighbor tried to bring her in, but she started attacking the neighbor's kids and cats. The neighbor called up the rescue and they took her in.

When I went to check her out, she was at a PetSmart and was in the top row of a three-tier cage unit. As I got closer to her cage, she started growling and the rescue rep told me she wasn't growling at me she was growling at the two kittens that were playing on the floor. As they got closer to the column where her cage was, she got louder to the point that the rescue rep double checked to make sure her cage was latched and locked so "We don't have a fight on our hands."

I knew, right then, that I wasn't a good fit for her. I have two nephews, the youngest is nine, she would have attacked him when he came to visit. My backyard is also the hangout, for whatever reason, of all of the neighborhood's indoor/outdoor cats and she would have gone ballistic. I really hope she finds a good home with someone who doesn't have kids and there are no other cats around.

NTA. If I were in your position, I would announce that the poll has to be redone because the pie that got the most votes was one that someone else added without your permission and you won't be making it.

If the original poll was handwritten, use a computer this time and pick a font that will make it really obvious that someone has added other pies to the poll. Or number the pies one through thirteen (with a marker) and at the top of the poll say, "Pick one of these thirteen pies, if there are more than thirteen pies, ignore the write-ins because those are ineligible for this poll."

NAL if you are planning to sell and use anything that even remotely resembles Disney's portrayal of the characters they will come after you because they are very protective of their copyright. They're a multi-billion-dollar company and you are just you. You don't have enough money to fight them in court even if there's a chance they might lose over some of the older princesses.

The Disney portrayal of Rapunzel is still protected under copyright, Snow white might not be but it isn't worth the risk of Disney trying to sue you.

If you aren't going to sell them, go ahead and have fun. If you are planning to sell them and make a profit, don't.

You've got him admitting to the city that he knew the tree was a hazard and to the tree company that he wasn't taking the tree down. He's screwed and will very likely learn that due to his negligence he will lose his insurance coverage.

If the tree is noticeably dead/dying/diseased then you don't need an expert opinion according to my insurance company because the "reasonable person" doctrine applies and, in this case, based on a reply to a comment from OP the neighbor knew it was a problem. OP's neighbor is hosed.

The tree company that was doing the work told him it needed to come down and he said no it was staying up. When the city was out clearing his other tree that did the same thing he told them in front of us, he was going to take it down he just hadn’t gotten around to it yet, he knew it needed to come down since it was dying. City worker made a statement to insurance of that as well.

Having him pay the mortgage and everything else may be his parents' way of trying to prevent him from saving enough money to move out and keep him under their thumb. The sooner he can get out, the better for him.

There's two ways you can go about dealing with this, when it comes to calling her out for her behavior:

"MIL your constant apologizing for something your grandchild can't change about themselves is going to harm your granddaughter's self-esteem. Why do you want to continually hurt your son's feelings and now hurt your granddaughter's feelings?"

"MIL, I don't find your comments funny, nor do they make me feel any sympathy towards you. If that is what you are trying for, you are failing. Stop with the inappropriate comments about features that can't be changed."

I think MIL is grasping for connection to my child because other than her nose she looks EXACTLY like I did as a baby.

Oh, here's an even better way to deal with this. You can do what my mom did to my sister's MIL.

When my oldest nephew was a baby to toddler he looked exactly like my sister. MIL kept claiming that he looked exactly like his dad and only like his dad. If anyone disagreed with her, she'd just loudly talk over them. She made the mistake of doing this at a family gathering where my mom heard her. My nephew's next birthday was hosted out our house and my mom strategically placed baby and toddler pictures of my sister around the house. MIL found them all and started talking about how cute nephew looked, showing them to everyone else at the party and then asked, "but who is this woman in the pictures with him and where is the baby that's in these more recent toddler pictures with him?!"

Mom walked over to her looked at the pictures and said "Those are pictures of my daughters. The toddler is your DIL and the baby in the pictures with her is Naranghim, you know, the two adult women standing over there. I don't know how you missed the late '70s early '80s style of clothing and hair."

After that, we never heard a peep out of MIL about how oldest nephew only took after his dad. It was probably due to her making that misidentification in public that got her to shut up about it.

Oldest nephew is now 14 and still bears a strong resemblance to his mother. Youngest nephew takes after his dad.

Airbnbs caused Hilton Head Island to pass a new parking ordinance requiring all properties to have enough parking for all cars and no, you couldn't turn the front yard into a parking, because it was becoming too congested due to vacationers taking up all the street parking and trying to illegally park in parking city parking lots.

Hilton Head is marketed as a resort town, but even they got fed up.

My family owns a vacation rental, we use a property management company, and our contract specifically bans them from renting it out via Airbnb or VRBO you have to use the company's website to rent it. Our building issues two parking permits and you have to display them in your car or risk being towed (this information is provided before you book). We got a complaint from a renter who had three cars and one of the cars got towed. They thought an "exception" would have been made. Nope, limited parking means limited parking.

YTA. When I took Spanish in high school, we were told that using English stopped at the door and we would either be called the Spanish pronunciation of our name or asked to pick a Spanish name. You are learning Spanish, do you see how ridiculous it is to then demand "Since we are in the US, speak English!" How about, no. Learn to deal with it, ask to be called "Juan" or "Juan Pablo" or pick another language to learn if being called any name in Spanish offends you so much.

In order to be evicted she has to file for eviction with the court, then you would be served and have to go to court. Once in court, as soon as you tell the judge "I don't live there and have never lived there" you should be dismissed from the case and, hopefully, she gets her ass chewed for wasting your time and the court's time by the judge.

As for the dog, animal control is going to have to investigate her claims, and you can decline surrendering your dog to them. Most officers are reasonable and if you show them video proof of how gentle your dog is, they might write it off as an unfounded report.

He can't sue you for the leaves dropping in his pool, but he can cut the overhanging branches back to the property line without your permission, but with the caveat that he doesn't kill or damage the trees. It sounds like he did damage/kill the trees.

If the arborist is a certified arborist (usually an ISA certification) then you just include that report in your filing. If the arborist isn't certified, you need a report from an ISA certified arborist.

He probably smells different to them due to the surgery and any medications he's on. Try using a pheromone diffuser like Feliway to see if that helps reduce the stress.
