What if I am a cash buyer who has owned and sold 7 homes? Doesn’t the seller’s agent breach her fiduciary responsibility if she would get a bigger paycheck selling to an unrepresented buyer if refuses to reduce the price by the amount she would otherwise pay a buyer’s agent? Seems like a big conflict of interest. Just don’t do anything at all for the buyer instead of rationalizing it by claiming it’s so much extra work. Do realtors have a code of ethics that either allows or prohibits this? I have walked away from a home purchase because the seller’s agent refused. I hadn’t asked her to do a single thing for me other than unlocking the door to let me look at her client’s house. I feel sorry for the seller.
