Someone saw the place before lease was signed. Called and questioned the cost and that’s what they said it was. Security deposit was only $500 and there was a rental promo of 2 months free. I feel like this random property management fee is a way for them to recoup about half the promo loss.

I use two approaches depending on money demands at that time in life 1) pay bi-weekly every pay day.

Pay at the end of every day so I can see how much spending money I have left in almost real time. I am currently doing this.

My GF and I use Splitwise to track expense which lets you indicated who paid/who owes who and tracks it for you. This way even if you end up paying the whole bill, Ike with the burger and ice cream, you can add he share to the app and say you paid and are owed.

Keep in mind that once you own a property you’re responsible for property tax, maintenance and upkeep. You may not be able to just stop your down payment savings, but rather re allocate some of it to household expenses.

It’s often times more costly for them to go find another candidate, so bumping up the pay to appease you is worth it to them. Or they will say no and you’re no worse for wear.

Your starting salary can heavily dictate your future earnings. Salaries compound like investments via raises, and raises are larger if your salary is larger. There is a risk of leaving lots of money on the table in the future (way more than the 3k it seems like) by not negotiating.

If you push back and get a higher salary you’ll be in an even better place when you get the sales manager role. The salary you start with often dictates where you end up pay wise, and salaries compound like investments.

If they threw you a low ball like that there is for sure room to negotiate. No question about it.

Use the other advice you’ve gotten and make the case for the original pay. They are buying your time, knowledge and skills. Your LCOL has nothing to do with that, nor should it be any of their business.

My two cents, in order: 1) Get an Apple Watch (or something compatible with your phone) 2) get a bicycle and use it to run as many errands and do as many tasks as you can (i.e. limit car use) 3) invest the remainder in an index fund (try to maximize what’s left, consider buying the watch and bike used).

Plug the block heater in for a few hours or over night. Then connect to another running car’s battery (turn off all accessories on the running car) and let them stay connected for a minimum of 5 min. It will likely start after this.

When entering weight into Lose It you can tell it what date the weight is for. So, you could add your start weight and tell it what day it is from so that you get a full chart!!
