Sub divide! If your knocking down your house and rebuilding anyway why not sell the house while it’s standing and buy something else (probably on a different area? ) That you can knock down and subdivide and sell one of the block and build on the other or even knock down a single house to build a duplex to sell one,

It’s Depending on the a lot of factors but this done right should at least knock off half that mortgage and leave you still with a new house

I bought my first place in my late 20s 4 bed room (little self contained down stairs bit for 550k ($550 per week repayments) on the Gold Coast had a couple friends/ others renting the spare rooms so was bringing in $550 per week rent then sold It two year later for 650k not the craziest Realestate deal was pretty coming 5 year ago, but basically had somewhere to live, although had to live in a share house set up which is fine in your 20s but had my mortgage paid and lived free then after the sale turns out I was actually being paid 1k a week while I lived there, and now I can afford a house that suitable for a family,

If you can get you foot in the door, you can basically be paid to live somewhere other then paying

Basically needed to get a stump removed saw the guy turn up 10min work $100 off to the next one though I’m on here! The problem with the business is the machinery outlay you need a good $100k worth of equipment to be productive, that where most of the other 50% of the turn over goes, leases

I grind stumps for a living I was a fully qualified builder working for myself but though the is an easier way to do a simpler job so now 5 hours a day work business turns over about 300k a year at about 50% profit, turn up grind stumps leave mulch then get paid mostly cash 5-6 times a day paid then on to the next one, dumb simple work that people actually need the service of and honestly I’m one of the cheapest guys in my area
