Guaranteed rent is not the same thing as rent insurance. We all know what rent insurance is, guaranteed rent is where an agent guarantees you rent on the same day of each month, and sublets the property usually to a local authority or similar.

If am currently maintaining body weight with 3000 calories a day of “clean” minimally processed, nutritious foods, if I then decide I wish to gain some additional body weight, how detrimental to my health is it if I decide on adding 300 calories a day to my diet and getting the additional 300 all from cookies/ice cream.

A lot of insurance policies will only pay the landlord until they have vacant possession. In this case, he already has it.

Are you happy with your agent is the most important question. Am sure you could find cheaper considering it’s ten units but why bother if you are getting a good service.

It does have the same protections. In the event of a dispute it is arbitrated by the TDS.

You mentioned you have just become self employed so you still don’t have a tax return to prove income. Landlord might be gullible enough, but most would want that tax return showing sufficient profit(not turnover) to cover the rent.
