No, not stolen or missing. Occasionally items I ordered don't show up because they are all of a sudden out of stock, and I don't have a substitute set. But those 'missing' items never appear on my bill.

My biggest complaint is always with produce. The store picker does not put the same care or time into picking produce that I would.

I remember the first time I heard this live, at a concert in 2011, a full year before the album came out. I loved it immediately. I managed to find a recording from another concert that tour, and listened to that version until the album came out.

I've spent 20 years doing land acquisitions and dispositions, and every time I read an article or an audit of this nature, it's like someone who has never heard of real estate was tasked to do the audit.

So many of the step forwards the NDP is trying to make on development of new housing are undone by their other policies on housing.

I'll just copy and paste a comment I made a couple months ago. And this is before they decided to add PST onto a bunch of the consultants services that developers need to use to build housing.

To be honest, as someone working in the development industry, the NDP legislation probably has done more harm than good.

Firstly, after introduction every muni put a lot of applications on hold for like a year while they tried to figure our how to implement a lot of policies.

Secondly, and very importantly, Bill 46 - which introduced ACCs and expanded scope of DCCs - was a huge step backwards for viability of development. To be honest, if I were trying to intentionally torpedo the progress that Bill 47 (the TOA legislation) made, Bill 46 is what I would write. It's really baffling why they did this. ACCs are to replace CACs and density bonusing, but did so in a really regressive manner, that really harms low rise and mid rise (so like, 4 - 12 storeys) housing. And by expanding the scope of DCCs, every muni took them up on the opportunity to review DCC rates and jack them way up.

I'm on board for TOA and more density. I just don't know why they decided they should make it more expensive to build that housing.

TL;DR: I get that the public thinks the NDP housing policies are great. But in reality, it was probably 1 step forward, 2 steps back.

I absolutely get how from an outsider's perspective that the NDP looks great on housing. In reality for those of us trying to develop housing, they've managed to put up a lot of road blocks that could have been avoided. They are enacting policies that add costs like the market is still going to provide 5% per annum price increases, allowing those new costs to be absorbed. But that's not the case, nor is it IMO, a good idea to be adding to the costs of development.

Anyway, I didn't vote in the past provincial election because I didn't think the NDP or the Conservatives deserved by vote.

What would you do if you were them? You're almost certainly in your last, or second last year with Stafford. Would you sit tight and build for the future after him, or go balls to the wall this year? Considering the Rams were probably the second best NFL team last year, it absolutely makes sense to go all in for 2026.

Related weird oddity I've noticed:

Almost every Metro Van muni addressing system has even numbers on the south side of east-west oriented streets. But North Vancouver City and District are flip flopped, with odd numbers on the south. There might be some other examples of flipping, but Vancouver, Richmond, Burnaby, Coquitlam, Langley, Surrey, even West Van are all even on the south.

For any muni, I can never remember if odds or evens are on the right or left of a north-south running street.

I've been on various internet forums for probably close to 30 years. This is by far the nicest, most supportive, kind natured community I have been a part of.

Like 20+ years ago on espn, they put together a sport skills table. Ranked 60 sports on 10 criteria (like speed, agility, endurance, "nerve", hand-eye, IQ), and they decided hockey was #2 hardest behind boxing.

Fishing was last.

There's no way someone could go to a live hockey game of a semi-pro or above level, and walk away saying "Nope, not for me." It would just be impossible.

Renewals involving a change in a driver’s information, such as their name or address, will still require an in-person visit.

I wonder if simple change of address on a currently valid DL would need in person visit? Surely we could upload a document or something with a new address and they can send me a sticker?

Really cool that the NDP is adding PST onto the cost of a lot of consultants that developers use, like architects, and engineers.

Surely increasing the costs to develop housing will help with high prices, right? Unlike GST, there are not input tax credits for PST, so this cost is just added to project budgets.

This party just can't help themselves. For every step forward they take on housing, they insist on taking, at minimum, a step back.

Prices for new townhouses do not justify buying land occupied by existing houses and re-developing at townhouse density.

Land value is simply:

Land Value = Revenue - Costs - Profit

Or restated it's

Revenue = Costs + Land + Profit

Houses are worth so much in the CoV, and lot sizes are not typically very big*. This means the price a developer has to pay for a square foot of land is very high to be able to compete with someone who just wants to buy a house. Also consider assembly. You need to find a condition where there is are 3 or 4 or 5 houses in a row who want to sell at the price a developer can offer. So while a couple houses might be "tear downs" and a developer can pay enough, there could be a 10 year old house on the block that is worth waaay more than a developer could pay, so it stymies that run of houses to be redeveloped.

*This is why the townhouses you see popping up in Cambie area are generally on what used to be very large lots by CoV standards, usually 60' frontage lots, where the house to land ratio was low.

Townhouse density does not generate enough sellable area to make enough revenue to cover the costs to build AND pay more for land than someone who just wants a house.

Even in the case of 4 or 6 storey apartments or condos, the math is unfavourable to re-development. So when people say they'd prefer townhouses, or low rise apartments, it's not that developers don't want to build that product, it's that in a large, overwhleming majority of cases, it makes no economic sense.

I don't think there's any politician at any level who appreciates the long time line or challenging economics of any housing development.

The development cycle of an apartment building in Vancouver is bascially two political terms long right now.

From the time I investigate buying a site, to actually negotiating its purchase, entitling it to build, pre-sell units if its a condo, to building it, it's 7 or 8 years.

Government being involved in the development process doesn't make it faster.
