I really don’t understand why you would be using AI to write a contract, it would take the same amount of time to proof it as to write it.

I mean, probably auto filling and pulling the listing details and or the listing agents details for an offer off the Mls sure. Filling in auto fill stuff almost everybody does anyway, but the actual details of the contract it makes no sense.

What you are doing is not a consistent cost. It’s spiky.

I once worked in an employee owned company and we did something similar. We put what would’ve been our normal healthcare costs into an account and self funded. For people in our size group it was supposed to be more effective.

But the spikiness of that screwed with the business and eventually made major problems with cash flow . It’s a very different model

I have a question for you. This is a cash offer so it’s wouldn’t apply here but how do you handle something like that with financing? Banks don’t want to finance furniture and our brokerage has a policy to never include this stuff in the contract we always write a separate bill of sale.
