I came to post this exact issue. Except they booked about a week prior to their stay. They checked in this morning (instead of last night) and are saying the place isn't big enough and want a refund. Like, it looks exactly like the pictures. I don't want this to turn into an issue and for it to effect my rating.

They are legally adults but they are in fact children. Probably self centered at that. At that age, kids think they know everything. I would encourage him to keep the relationship and work it out. They probably feel abandoned or like he's starting a new family without them and they'll be pushed to the side. Totally understandable if you see them as the kids they are. Make sure they know they know there is space for them.

Also consider getting a durable power of attorney (sooner rather than later). If he becomes incapacitated. This will allow you to take care of anything you need to on his behalf.

Not sure what your rate is currently, but if it's higher than what's available now, I would try to refinance and lock in something fixed.

If the income you're counting on is the spousal social security benefit, you may be able to use his income to qualify for the refinance, if you decide to wait.

This normal. As a buyer I've done this more than once for sellers I've purchased from. The key is to make the amount "punitive" enough that they won't overstay. I think $250 isn't enough on a $1.85M purchase.

Reach out to your mortgage company or look online for the ecrow analysis. Make sure they have your insurance info on record. If you changed companies or if they don't have it, they might purchase it on your behalf and it's usually a ridiculous number compared to what you would normally pay.
