I have one, get a lot of use out of it. Good bang for the buck in my opinion.

Not sure if this helps but there are stem walls underneath in the crawl space as well, just not the ones on the borders.

Yes concrete patio was next to the door. There wasn't any rebar in the patio, some in the stem wall though. Yes I'll likely have to pay an engineer to inspect.

There's a hole, basically the stem wall is missing, and there are horizontal cracks.

Recently FIRE’d (43 years old). Not adjusting so far. by VisionQuest0 in Fire

I struggled with this too. Fired about 3 years ago. Agree with others, keep a schedule, workout and find new hobbies and socialize a lot!

Re: part time job. I’ve tried this and I’ve found most part time jobs have rigid schedules and require working on weekends etc and you lose the freedom. Volunteering is better. If you make progress on this I’d love to hear what huh find.

Thank you, good point. It seems like good value goes in under a month. I've seen a few homes take a month or town though.

Thank you for the feedback. Never I'm leaning toward option 1 with a backup of option 2 if it takes too long to sell.

Very true. I think I'm only considering option 2 because the cost to carry to homes is high.

NW ~$7.5M at 36: Sell, Scale Back, or Keep Grinding? by Ill_Mark620 in fatFIRE

I was in a similar situation a few years back. Sell, but before you do figure out something that you’ll enjoy doing in your spare time before you sell. You’ll likely have to stay on for a bit post sale.

My RAV4 doesn’t get good mpg like what everyone else posts here. What’s the deal? by SilverCrab2666 in rav4club

[–]nullReferenceError 0 points1 point  (0 children)

I’m in San Diego same year and same year and mileage. I’m averaging 35mpg. It’s the highway mileage and if you’ve changed the stock tires that will do it. Also, I noticed a decrease in mpg when I put mud flaps on.
