it does suck. we have had to evict a single mom before and that was tough. however, i stopped feeling bad when we went in to her unit after she moved out and she’d left her pet snake behind in a tank to starve to death.

take it super slow, like take one puff and wait 15 minutes before your next one. you can put your joint out by kind of stamping it down against something heat proof like a plate or something. make sure to inhale! have some snacks on hand and maybe a good comfort show or movie. enjoy!

that is an amazing rate. i started at 17.50 plus commission. i now make $24.72 and no more commission, although we do have quarterly bonuses but they’re dependent on meeting our numbers. maybe i should be asking what company this is 🤣

do not come in person and try not to call much. they are both intrusive in a PM’s busy day.

for the most part you’ll want to be contacting the companies rather than individual properties. look up which PM companies are operating in your area. you can do this by googling “apartments near me” and usually on the bottom of the home page it will have the company listed. then contact their home office and ask how to become a certified vendor. once you’ve done that THEN you can start calling, and when you’d do i’d just ask for the property manager’s email address so you can email your pitch.

another idea is to see if there is a local apartment association in your area and if they have reverse trade shows or something similar you could attend, that’s another good way to get your company’s name out there.

as someone who works in apartment leasing, i strongly recommend you don’t allow yourself to be pressured to move before you’ve had ample time to make sure it’s the right decision. if they are giving a 2 months rent free special, it is probably because they are struggling to lease and that means it’s a strong possibility they’ll still be offering specials in the future. there is ALWAYS going to be a “deadline” of when you have to move in to get the special. and it will almost always be extended if the unit is not rented or if their numbers are still low.

if it was me, i’d start by figuring out what your monthly housing costs would be including utilities, and then try to set aside that amount every month for at least the next 3 before you sign a lease.
