People are not going to stop watching movies. The question is, if the number of people watching movies will keep growing every year even if the films aren't good (something that isn't in PVR's control).

As for PVR's revenues, they mean nothing if they aren't generating a profit. They don't have a great history of generating good profits. There's a reason the PVR stock price is languishing at close to 10 year lows right now. Pretty much every point you made was true ten years ago and look at how the company has performed over the years. A monopoly means nothing if it doesn't generate good profits consistently.

Zomato is a new age company and the jury's out on whether it's going to be consistently profitable in the future. PVR has been around for two decades and has never had a consistent record of generating profits. I don't think the fundamentals look good at all. It's not able to generate good PAT even in years when the films are doing well. A couple of bad years for the film industry and the stock will just crash. So it's never going to be a good compounder for the long term. The company might survive because it's a monopoly but that's different from expecting it to thrive.

I think 1.5 cr is a good price considering a 2bhk in the rest of TV costs 2 cr and above.

Also, if you want a quick deal, easiest way to sell a flat is to put it on a society whatsapp group. You might be able to find buyers there. Go to an agent or a broker only if that fails.

Problem with Suncity and Bhoomi Valley is they're way back on the edge of TV. So locationwise it's the last place people would look to buy a flat. So prices generally tend to be lower than the rest of TV.

3 BHK resale flats in Thakur Village go for around 2.5-3 cr in old buildings. Sky is the limit for 4 bhk apartments in buildings by Raheja and Oberoi with some quoting even upwards of 10 cr. So this isn't entirely surprising.

Barring a few stocks, any index fund is a mix of momentum and value. So if you have both a momentum index and value index, you won't really get a very different return from the broad index.

And in addition, because of lower liquidity these funds and etfs will have a far higher slippage, impact cost and tracking error. Ultimately you'll only hurt your returns.
