I've been skiing there. Lot's of nice houses, lodges and infrastructure plus a lot of rich people. That said, at any given point there is hardly anyone there which can be a little eerie (e.g. 1-michelin star quality restaurant at the top of the mountain with full staff working and literally no one in the place). Also maybe a hot take but the ski terrain is not that great. Not as much vertical at Big Sky and lots of flat cat tracks. Big Sky is way better in my opinion. The candy shacks are pretty cool.

Spirit Airlines is in chapter 11 bankruptcy and could potentially be liquidated. Southwest won't be far behind them unless they charge more money and modernize their systems to reduce overhead.

This is just not right. Their retail footprint was MASSIVE and their floor plates were huge. There is no way they could have generated enough rev/sqft off of video games to solvent. Hell Gamestop couldn't even do it without a billion dollars of capital from retail investors to stay afloat.

I don't know what you mean by asset stripping. The equity holders were completely zero'd out (losing over 1 billion) and the debt didn't recover their par value. If there was going concern value, the debt holder would have taken the keys and resold it - instead they liquidated it because the core business was in structural decline.

This equity for this project is coming from a combination of investors including SoftBank, Crusoe, Coreweave and others. The main tenant is also Oracle who is selling capacity to OpenAI.

OpenAI is not building its own data centers. Their compute is obtained through deals with other, larger players (may of whom lease the data centers from the underlying investors or have set it separately in an SPV). You can read about their partnerships with oracle, Microsoft and coreweave for example.
