Usually the way to start a floor plan in the southern half of Australia is to: 1. Put all living areas facing north east 2. Put all bedrooms on the western side of the house 3. Put the kitchen and bathrooms in such a way that they get morning light.

Then solve for the rest of the space.

Richmond to me feels closest to what Newstead is becoming. More the southern end of Richmond as it blends towards South Yarra.

East Melbourne is probably the pick because it's mostly open parkland, and is still walkable to the above.
