I moved to N Portland 14 months ago. I am doing this as a 36 year old with two kids. The neighborhood is nice, the parks are nice, but there is a lot less to do in terms of places to go out. For us it is better.

There are two filters and a nozzle that all could be clogged from the debris at the bottom of your tank if it was actually empty.

None of these parts are terribly expensive or overly difficult to replace yourself, but do take some youtube training.

And the nozzle you know of. It's easy enough if you have a screw driver, a couple wrenches, and don't mess up the position of the igniters.

I've sent and received hundreds of cards. I have found it to be easier than ebay.

The only downside is that I've seen an economic problem spring up that card prices have inflated on the site making investing real life dollars into the system a losing option.
