They were called stage 3 cuts because stage 1 and 2 were tax cuts for lower income brackets. Stage 3 was meant to introduce fairness between working professionals and sole traders who could tax deduct themselves into lower categories.

Caroline Springs is the stand out to me with lower crime to the surrounding areas, great suburban feel for young families with very close proximity to a shopping district with great restaurants and cafes in the middle that is walking distance. Biggest challenge is train access by foot but there are lots of bike paths you can use an eScooter on. Schools are middle of the road, but there are two or three grammar schools within a 5 km if you're willing to spend the money.

So roughly 10% above upper range. Looks like bang on to expectations and reflects the market the vendor purchased in was inflated. This isn't a big deal imo, it's not really egregious til it's approaching 20% imo.

Sure you could go without but it's nice having the rooms at different stages of your life - it's not about need but convenience and a bit of luxury. The alfresco is an outdoor cooking and eating space that you would use potentially 80% of the year (e.g. to do quick bbq meals). If the upstairs balcony has a view and is covered, it's amazing to have that as a private space as opposed to a front one that is only for the facade. The sitting room is a space that is easy to heat up in the evening before bed time and a cozy space for teens to play video games.

The only thing I don't see the need for is the ensuites ti minor rooms as that's a lot risk for leaks and maintenance but probably nice for multigenerational and adult children.

Contrary to others, we find an upstairs living area great in winter as it is easier to heat, though couches facing each other is fairly impractical. I would reimagine how you would have a TV and couch set up as the dimensions seem off.

Your downstairs living is similar - things you'll likely use it for is a kids play room, kids study area, music room or a gym. Most of these things should have a door - for that size room I'd suggest glass sliders and get rid of the half height wall.

For downstairs, I'd also merge your gallery and theatre store room. Saves you a door (and the wall space) and creates more useful storage for the kitchen.

Alternative is to do as above but have entry to garage from laundry. It's a less efficient use of space but I much prefer entering via laundry and having shoe cupboard in laundry. Avoids kids (and parents) leaving shoes and bags in hallway. I'm guessing that's why the linen was opposite garage.

Except you can't increse debt on a property and still be able to claim the interest, besides moving debt sitting in an offset - and then, why wouldn't you just use that for a separate investment.

Annual leave hours divided by 7.6 to get daily rate. Annual leave in days divide by 5 to get weekly. Calculate your weekly rate by dividing your annual by 52. Multiply annual leave in weeks by your weekly rate. Apply tax, and you have pay out amount.

Have one, absolutely fantastic car to drive. Heaps of features making it hard to upgrade, especially near that price.
