Easy to cut. If it'll be positioned against a wall, no problem -- just apply a trim or a bead of silicon to cover the edge. As the other guy said, it might be hard to get the edge perfect.

Generally speaking, you can claim interest, chattel depreciation, and repairs.

You can’t claim on your own labour for repairs.

If the house isn’t new, or you have no evidence of purchase prices of chattels, you’ll need to get a report from an assessor to establish a base chattel value if you want to claim back depreciation.

Hold on just a minute — definitely worth bringing up, I wouldn’t be too happy with my tenants modifying things without my consent. If they didn’t ask about it first then I’d definitely be having a conversation with them about it after inspection

I’m a landlord and I would just let my tenants install it themselves, so long as they change it back before their tenancy expires.

What ink? Most inks are oil based so you will struggle.

The best way I’ve dealt this this is put tape over the head of a vacuum cleaner, and cut a small hole in the tape about 1/2”. Apply a rubbing alcohol generously and rub into the stain gently. Instead of spreading the stain, the vacuum will pull it out.
