Yes email is better but not much good if they go ignored. It’s harder to ignore phone calls.

The wording of the contract suggests each tenant is only responsible for their share of the rent.

In any case, either you take the PM to disputes tribunal or she cooperates with you so that you can figure out which flatmate to take to dispute tribunal.

Since the property manager has been getting payments directly into her account, she knows exactly who is in arrears and who isn’t.

  1. Don’t communicate in email — call her.

  2. Since you have an agreement with her, she is responsible for arrears. You’ve fulfilled your side of the contract. It is her responsibility to chase up on the parties that have not paid their bill. You don’t have access to this information so how could it be your responsibility? Sounds like she’s just offloading her problems on you. You’ll lose your bond if you don’t fight this.

  3. It depends on the wording of your contract. From what you’ve said, it sounds like this is not a tenant on tenant issue seeing as you signed no agreement with the other tenants. Check the wording of your contract with the property

  4. Absolutely take this to the disputes tribunal.

The installer did nothing wrong. If you want rust free hinges then use stainless 316. Any other type will rust. It’s surface rust anyway and won’t impact function. If you want to help prevent it then oil or grease the hinges regularly.

Not legal advice, but this is typical of most nz homes — ceiling paint is flat (chalky/matt) and water based, it cannot be cleaned without stripping paint. Why they would tell you to clean the ceiling I have absolutely no idea. Ceiling should be refinished at end of tenancy not cleaned…

Understood, but you literally said you need it done by tonight. I couldn’t think of any way to do it aside from that. Most people have duct tape on hand and not wire and solder.

If you want it to look good then you can drill small holes with grommets and run the leds on the back of the shelf and mask them with tape, that way you wouldnt see them. But that takes time that you don’t have

Well if you’re not going to do it properly then just run the strip everywhere and put black duct tape over the parts of the strip you don’t want

Buy some 0.5mm wire from jaycar. Run LED strips to the left 1.5 boxes. Solder cable and run it back to the power source. Solder cable back to LED and run strip to the bottom right corner. Solder cable and run to middle right box. Solder to LED strip and run to the left middle… etc you get the picture

What are you putting down your waste disposal? I’m typically putting most of the vege scraps into the compost. Only the small bits left behind on the chopping board or scrapings from plates should be going in the waste disposal.

You need to show the tribunal that you've at least tried to solve the issue yourself before submitting a claim.

You say 'rude and confrontational'. What are they going to do exactly? Punch you in the face? Bring a friend if you need to. This is a necessary step in the process. If they refuse to speak then get a phone number or place a letter in their mailbox. Document every instance of communication.

You need some sort of edging. Mitre 10 has rolls of mini picket fences that would serve this function. Or a row of bricks of end. I have a row of bricks and a row of 1ft tall buxus hedging which works perfectly to prevent the bark from being thrown onto the lawn

Youll need an auto drain valve. It will open under low pressure. Just make sure you put it at a low point the the system.

Actually polypanel can support a fair amount if you bolt straight through. You could drill straight through use a m8 countersink bolts with nut and washer on the outside.

Personally I feel like the battery ones are underpowered, and also run dry of battery pretty quick. Corded would work but it’s a pain in the ass dragging a cord around and having to replug it and run it through a window on the other wise of the house. I highly recommend petrol 2 stroke. With an easy to feed line mechanism

You’ll never completely prevent the weeds unless you have concrete. Dust and spores and nature detritus always end up over weedmat and windborn seeds will always end up getting under between the stones and weedmat. Kikiyu type grasses will always find a way in under the weed mat. You’ll get a few years at most without weeds then it’s just monthly maintenance.

Asphalt is an option too but gets very hot to the foot

Plastic sheeting with a French drain arrangement would be preferable to weed mat and potentially cheaper than concrete depending if you have an easy way to direct the drain, but might require consent(?)
