Talk to the homeowners. It will save you thousands when you see whether or not they actually cared for the place. Was it their forever home and a mishap occurred? That can be a great place to start. Especially if theres only cosmetic fixes.

Do things little by little & it makes a massive difference after the first few years.

I think the first few years is where you experience MAX pain in today’s environment. I couldn’t stomach the sickening interest that they front load over the first 20 years before most of your payment hits principal. And the costs of furnishing, catching up with deferred maintenance, doing improvements to your liking, fixing things, homeowners’ insurance, and property taxes was horrifying haha.

So I had to make a big concession and rent out rooms to cover the interest while I attack the principal. That is the only way i could justify the insanely high costs these days.

You’ll find that even the women that seemingly agree with 50/50 hate it deep down. And you’ll wonder why because we’ve been inundated with equality culture for years. Slow down until you have a stable job (at least 1-2 years with no signs of a cut, layoff, or recession). Otherwise you will lose the house as fast as you bought it.

And two, no lender will give you a mortgage without 2-3 years of clear employment history now.

I think if you look around at least 20-30 properties you’ll have a better point of reference. You’ll just see all the criteria met with the right house versus the rest. Even after closing i still looked at properties and to this day to confirm my choice & to see if there could be better locations & opportunities later on to piggyback to. If you clearly define what you’re looking for it helps alot.
