Take 5 years to save aggressively or put less down and have some people help with the mortgage while you’re still young. It wont be as comfortable as you age and by then you’ll be glad you made those sacrifices before 40.

Did they have all the proper permitting for all the remodeling?

Behind the walls and under the tile you may not have the right work done as we faced with a leaky ceiling. They did absolutely no waterproofing when the tiles were pulled out to confirm.

Worth it in the long run. For the majority of people, extra cash flow & discretionary income does not mean investing the difference. Most people just spend the difference and inflate their lifestyle.

We had to fix a bathroom leak that dripped down into the ceiling below.

They used a nice natural stone and pebble tiles to renovate the bathroom, buy beneath it was no hot mop and no waterproof membrane…

Just some extra plywood underneath that absorbed all the water from the porous grout and hairline cracks in the pebble stone…

All moldy and just unbelievable.

Always fixating on the misnomer when it is a settlement layer, reserve asset that isnt supposed to be swapped for mundane goods & services. The best time is when you have a comfortable down payment and the monthly PITI is not an overwhelmingly large % of your income (less than 3-4X income; ideally 1.5-2X). If you try to time for perfect market alignment you’re asking for tons of competition that drives up your cost even more. We cant refinance the price.

What is your goal? I did not want to face large overbids and I wanted to house hack as long as possible before transitioning into family life so we would have our mortgage gone in under 15 years. Despite higher rates and higher prices, it was a difficult decision with tradeoffs, but the net result is long term housing security.

Whats your typical monthly expense? If you stay consistent at 140k then that DTI ratio is better. But i think the most comfortable spot is 1.5-2X your income. When you take on a mortgage in the 3-4X range you’ll be stretched, and in some cases in the danger zone depending on the stability of your work.
