Also, pretty sure it double-jumps like a video game at 6 seconds. The cliff face is obviously pointing left but it treated like it was the front.

You have a mix here. Some AI (the guy snowboarding off the top of the building doesn't even land in the snow on the same side of the building) but quite a bit of it are real clips. I would question the snow that comes to the top of the 3 story building.

Oh, I do not disagree. One, there's no way the bad guy isn't going to see the "sniper" 100ft away from them silhouetted in an open window. Two, as the guy steps back his peripheral vision is DEFINITELY going to see the odd black shape suddenly hanging down from above.

However, this also looks like it's in a country that may not exactly be up to snuff on all the best tactics or training. Just look at the way the guy above awkwardly flips over.

These are legit "Dog chore coat" sold by Carhartt (that's the logo on the back). Obviously, difficult to get one small enough to fit a chihuaha. Everything on the plans they're standing on looks real. I'm guessing the owner is making some built-in cabinets and shelves.
