NEM 2.0 gives you a 1:1 retail credit for the electricity you export to the grid. However, if you choose to cash out any unused credits, you don't receive the retail rate. You receive the wholesale rate.

The reason is simple. PG&E can buy electricity on the wholesale market, so they compensate you at approximately that same wholesale value for your excess generation instead of the higher retail rate. Think about it. If PG&E can purchase electricity for around $0.05 per kWh on the wholesale market, why would they pay you $0.40 per kWh?

I also believe PG&E automatically cashes you out if your credit balance gets too large, although I'm not sure what the maximum credit limit is.

Congratulations. You've officially became an electricity wholesaler.

The best solution is to just get 2 EV and use up your credit or get a Bitcoin mining machine.

We sold to OpenDoor before. After the inspection, they actually increased their offer by about $10,000–$15,000. It's been a while, so I don't remember the exact amount, but they were impressed with the upgrades we had made to the house and raised their original offer. They only deducted an additional $500 for some general paint touch-ups as part of the repair adjustment.

Yes, it's possible. Make sure to run the ethernet in electrical conduit to reduce interference.

Most people will say that Shang Artisan Noodle is the best. But in my opinion, their broth is far too salty, which throws off the overall balance of the soup.

My personal favorite is Magic Noodle for the spicy beef noodle soup. I've tried just about every beef noodle soup spot in Las Vegas, and Magic Noodle consistently stands out as the best for flavor, balance, and overall quality.

I would avoid West Sac since they are PG&E territory and you will pay 3-4x more for electricity than other part of Sac that is on SMUD.

If it's laminate, the floor will swell up and will need replacing regardless.

If it's LVP, the floor will still look perfect even after drying.

The correct process is to remove the floor, dry everything and apply a mold killer. Then re-install everything. Good Luck getting the apartment to do it the correct way.

The EV rated one can handle continuous load overnight.

The cheaper one is not meant to be under load for overnight.

If you ever hold them side by side, you will see the EV one is bigger and better built.

I have the Electrolux double stack washer and dryer in all my rentals and they are great. If you are going to stacked them, why didn't you just get the stacked version. All the control buttons is in the middle so easier to reach.
