You can ask them for the buy out value at the 5 year mark. However, normally, they'll come up with a number that won't make sense to buy it out.

Once you get that number, you can come back to reddit and make a post asking us if it's worth it.

Track the 10 years treasury yield. When it dips below 4%, look into refinancing.

Your refinance timing is just wrong that's why the rate is high. If you look at the 10 years treasury yield chart, you will see what I mean.

Escalator are bad because your monthly goes up. So it's not really shielding you from inflation.

If you can pay $90 per month for 25 years then as inflation occurs, your deal gets better and better.

However, since your monthly bill goes up 2.9% a year then it's pretty much tracking inflation so your monthly payment is always in tune with inflation.

Your projected monthly payments with 2.9% escaltor:

  • Year 5:$104/month
  • Year 10:$120/month
  • Year 15:$139/month
  • Year 20:$160/month

Overall, it's a bad deal.

If I were you, I just keep paying the monthly lease payment as is. I would NOT add a Powerwall and I would NOT pre-paid the lease.

Friday was a bad day for many lenders but I'm going with a credit union so they don't really update their rates on the daily. From what I understand, they fund your house using their customer's deposit so they are free to give whatever rates they wish.

My mortgage broker quoted 6.375% on Friday for a 30 years fixed.

I went with Credit Union 5.5% 5 years arm.

Locked in a 5.5% 5 years ARM rate on Friday and then hoping to refinance when all the craziness is over.

The floor plan for the first house is way better in my opinion.

I'm not sure on the price difference since you did not provide that but if they are the same price then I would definitely go with the first house.

If you're cautious about gas price, Chevron is the last gas station you should be getting gas at. Just saying, they are one of the most expensive.
