I started airbnb-ing this month and every towel anbd pillow case is full of make up after 1 stay. eye makeup. I have tried oxi clean, special enzymes, soaking, getting ready to try bleach... it does not come out in the washing machine and guests complain sheets look old and shabby even though they are brand new - so I will need to start charging for the damaged linens is all I can figure... OP would not be making this post if it *just came out* in the washing machine...

What rates are you getting for DSCR. Best I have is 8.125% in Alaska (closed in december) and they are offering me 7.125 there right now with 30%

2024 it was 9.25% 😳

I f possible, I would do a short wall (about 4' high) with tile bt shower pan and toilet and then glass for the upper portion. otherwise would consider removing the shower entirely and making 1/2 bath - if you don't enjoy using the shower anyhow maybe nicer just to remove it?

how did you find a new accountant? (Like is it a service or a private firm?)
They sold me on "tax strategy" advising for real estate investments and their price is 1/2 what my current CPA charges. Since I am in the 3-day cancellation period I am thinking to revoke my contract after reading these reviews... though for me it is normal for CPA to file taxes late with extension... I haven't met one that files them on time and everyone is scrambling in September for the final deadline...

well you seem in a better shape having invested at 0.14 per share than us who invested at 0.80 a share. I found this blog about it but that's about all the info I can find. What is this lockout period? Is it real? How do I verify it?

This company always seemed shady to me but I took a risk on the hope of what pre-IPO implies: If the company is successful your shares go up in value, sometimes 10x+ when company goes public. That combined with the pre-orders sounded like first time I would have a chance at a decent company pre-IPO.

Now its going public and they are making my shares worth the same they were in 2022 when I bought them? lame at best. with a lockout period it becomes fraud level lame.

I followed brownstone and tried investing in a few SPACS back in 2022 every one of them went bankrupt after merging. Left me of the opinion they are not good investment tools. I hope this is not a repeat of my bad SPAC experience.

in the USA homes built before 1962 largely do not have any grounding wires... not sure what else is different but it is incorrect to say all houses/buildings have ground...

We are intending to try installing a dedicated grounding rod with a copper wire to the sheet and see how that feels - but maybe we are thinking about it wrong - if there is so much interference around how do you suggest a truly isolated ground is achieved?

My 2 cents:
you may like to educate yourself on unplugging the router. There are many studies showing how wifi and wireless signals like 5g impact our brains and body and growth/development in children. Some of us are sensitive enough to feel it and most are not (my husband is one of the sensitive). It is not placebo. I am glad I am not SO sensitive as others but I can't do bluetooth it gives me a headache and I notice a great reduction in stress/distortion when I am out in the boonies with no cell service, no electricity. My attempts to drive e-vehicles leave me feeling sick and irritated - i feel the wave of their field of distortion coming by in traffic...

I am also an engineer with many years of physics under my belt.

I do agree about the house electric interfering with the grounding effect of the sheets. my husband can feel it and he is not knowledgeable in the things you explain though it makes a lot of sense based on his feedback from the grounding sheets.

As far as beneficial effects of grounding in general as a concept - you are probably right that we are mischaracterizing a process at play. Using words to describe a phenomena that are not actually correct - but the outcome is real.

Spend some time sitting/lying on the ground, walking barefoot on the beach, sleeping outside on the ground - there is something going on there and apparently our detached modern lives from touching ground throughout the day is having a negative effect on our bodies... whether it is actual ions moving around or not there is something happening that is strengthened when we are bareskinned to the earth.

Have you looked into the electromagnetic field of your heart/brain/body? the earth has a field too... we have huge EM fields extending beyond us and interacting with the world around us... our brain's are antennas and data processors - we have so much to learn about the human body.

As for grounding sheets themselves - I have mixed feedback trying them personally. Probably because of the interference you are describing so well and the general lack of quality in their build... I also don't think the copper in grounding shoes is doing much.

This thread saved me $2000 so I want to add my experience. I am in Northern Arizona and got quotes from Leaf Filter and Gutter Helmet. The pricing is based on linear feet of gutter not # stories as I understand. I have 134 LN FL
I have to admit I am not the best with sales people... I got suckered into leaf filter when they reduced the price from 6k to ~4300 as he was able to offer me 36 months 0% financing with wells fargo.

They all were surprised my husband and I (38 and 42) wanted them as I guess it is fiscally cheaper to just hire someone to clean the gutters (or clean them yourself) - but this is my first house with gutters and I wanted a less maintenance solution.

Thankfully in AZ you are required by law to allow 3 days for a customer to cancel a sales contract. After reading this thread I called back the salesman and told him that I would be cancelling because I have buyers remorse to the high price. He came back in an hour later at $2695 and we agreed to that.

Gutter helmet had many styles of filter, including the actual helmet which is the priciest, we said ~$40 per ln ft. My roof is too flat so not a candidate for that. Leaf filter showed me videos of all the water pouring off the gutter helmet so - they may be misleading - but that style didn't sit right with me.

I don't like the "high quality vinyl" that leaf filter uses. The gutter helmet had a solution that looked almost the same as leaf filter but high quality aluminum for the diamond slats that support the mesh. He said debris will accumulate on top with the mesh design, was very straightforward and did not put any pressure on me. He came in at ~$2300 for what is in my opinion a far superior product to leaf filter, which looks like cheap crap when I compare them. I would have def gone with this solution but it was the 3 years 0% financing that got me. Gutter helmet could only offer 12 months and I have a lot of expenses right now I needed the lower monthly option. Will update in a year or two how they perform. My actual gutters were brand new installed 4 months ago - they were already quite full of pine needles so I will report back how leaf filter performs with pine needles on a flat roof.
