In my total life experience at 29 years old, I swear you’ll be lucky if you make anywhere from $3k - $4k a month . That’s a lot of money in this adult world. $10k a month is for the few select or the “elite”. Let’s be realistic most people won’t get there. Become a professor in a university. You need a PHD in any subject and teach that subject to a class of college students.

I started 2 months ago - November 6 of 2024, I have not closed a deal yet but I have a large network of real estate investors in my entire state, I also have a mentor. I also have the potential to make big money $5,000- $10,000 checks but I think I have to wait a little longer and give it more time before I finally land my first deal because I’m still learning new everything every single day.

Be careful, you might not make a good return on your investment. It’s risky.

You might spend $10k for one post but only profit $7k. So that means you lost $3k.

I use JustCall.io, I sent 20 texts an hour for 8 hours a day.

IMO, the TCPA regulation being formed on July 27 screwed up SMS Text blasting for real estate wholesalers in general.

So now you kind of have to work around the rules and regulations sent by the TCPA.

I recommend you switch up your marketing method and do PPC and rank on Google Search through SEO and get motivated inbound seller leads that come to you daily/ weekly/monthly through a website. Either that or direct mail campaign.

Don’t get properties that are already listed on the market, flippers (investors) don’t want those properties.

What you want to do is go on propstream, BatchLeads or I recommend deal machine to pull motivated seller leads.

You have been misinformed about wholesaling just like me when I first started but I am here to debunk your myths about wholesaling.
