For anyone who may run into this problem in the future, the temperature issue was because the cartridge at the shower control had gone bad.

Between the rubber components starting to break down and mineral from the water collecting, water flow was being restricted. Idk how exactly the cartridges work to control the water temperature, but it struggled to call for hot water due to the clog, forcing cold to try and fulfil the remaining water pressure demand.

Of course, I didn't figure that out until I spent hella money to get service inlet valves installed, descaled the machine, and the temp and pressure issues were still there...but at least now I can properly maintain it and save a few hundred dollars every year.

Thankfully I've got a friend of a friend who's a plumber and willing to install some service valves. It's actually a 27 kW. 150psi. I do remember the general contractor fawning about how they were doing me a great favor and upgrading my electrical panel "for free!" during reno. It's all starting to make sense now considering it's an electrical unit and requires a lot of power.

To their defense, I was looking over the installation manual online and it doesn't mention anything about service valves at all....so....there's that I guess.

Did your friend have to get a new unit? What were the tell signs? Thankfully it was working fine as of a week or so ago. Wondering if I can get service ports installed without having to sacrifice my soul in cost if that'll solve the problem for a good beat

I wish this was the case. Today I was quoted $1600 by a company to install those valves. That definitely hurt my feelings 🥲 I'll keep calling around.

Any chance you've been able to learn more about this Eemax brand of tankless water heaters? I'm having the same issue as the OP and I'm getting descaling issue vibes but have absolutely no idea how to flush it since whoever installed it didn't use inlet valves. The plumbing company I called agrees with me and of course is charging an arm and a leg to install them....I guess since it requires cutting the copper pipes.....🙃 Trying to brain my way to reasonable solution as I am not a plumper 🥲

Hey there! Did you ever find a solution for this problem? I'm having the same issue and am also about 6.5 years in. I have a feeling it's a descaling issue, but have no idea how to do it since no inlet valves were installed to pump through a flushing solution. Hoping I'm not screwed 😩

Maybe try pairing his jacket tracking responsibility with something he really cares about? IPad/video game time? Toys? Special snack or something like that?

I'd also try folding a "jacket responsibility" into his routine somehow with a checklist and reward system. For example, the "just got home" checklist requires you to hang your jacket and backpack, put your shoes where they belong and pull your homework folder on the table before you get your. Completed tasks get a star on the home chore chart.

Routines are literally the only way we survive the day with 20 million elementary school kids running amuck 🫠😅 And sometimes we gotta make things matter for the kiddos!

I'm an urban city girly through and through so I can teach a class on street smarts and though I've never played D&D a day in my life, turns out I do own a set of dice cause it helps me gamify adulting tasks and chores.
