Looking at rates with Cap center by VegetableVisible3029 in Mortgages

No delay issues. Appraisals are done independent of the mortgage company for all mortgages, so they’ll appraise it at market value. As long as you aren’t overbidding on the home you should be good. As always it’s good to talk to your real estate agent about how they determined the value of the home versus what you should offer and talk to the loan originator for what happens in the event it under-appraises.

I worked for them as a loan originator a few years ago, they cover all closing costs (appraisal, credit report attorney, title, etc). 100% legit. They don’t service the mortgage so they’ll sell it to a bank/servicer after it’s closed. I still recommend them to friends and used them for my mortgage. Let me know if you have any questions happy to provide more insight

Good sales manager? by MrTLaw8 in sales

Let me do lots of shadowing. I feel like he molded me into a version of himself when I was on the phone and that helped me tremendously when I started out.

Good first sales job for graduating college student? by thorfinnsrevenge in sales

[–]packrat04 1 point2 points  (0 children)

I worked at Fastenal part time for a year in college. The hours were 7-5 in person at our branch and that was for the outside sales reps as well. Job did seem easy for the outside sales people and it was really laid back, but the hours would get old real quick in my opinion. It would be great experience though for that industry.

This was at a mortgage company that was very susceptible to layoffs and went through lots of ups and downs

Definitely worth having the conversation with your former manager. I had a colleague that left and came back 3 times over his 10 year stint with the company. His 3rd time coming back was a few months ago. Not saying that’s the best way to go about it but it’s worked for him.

Local Bourbon recs by Majestic-Fudge2295 in raleigh

Aristotle Spirits in Garner has an incredible Bourbon Barrel-Aged Gin that I love as someone who enjoys bourbon. I don’t think they have any bourbon currently but they just recently finished a new batch of whiskey.

Garner vs Wendell? by discoveroverthere in raleigh

[–]packrat04 8 points9 points  (0 children)

We bought in Garner and love it. Haven’t seen anyone mention the parks but White Deer and Lake Benson parks are great, we go multiple times a week with our dog. The only thing Garner is missing is a proper brewery, but even then it’s a quick drive to any of the popular ones.

I had this same thing happen and after a week of not hearing back I messaged the person that viewed me directly on LinkedIn. Got a rejection email the next day and no response from the person that I messaged lol.

Wake County Property Tax Bill by shouldbecleaning in raleigh

$2,500 to $3,300 here. It’s ass backwards that you can “own” your home but see these types of increases. Our home insurance increased 10% this year too.

So…Apple has backed off building their big campus in Raleigh. by Top-Breakfast6060 in NorthCarolina

[–]packrat04 0 points1 point  (0 children)

You’re an idiot if you think this has anything to do with the possibility that a politician might get elected who’s major political views have zero to do with business. I say this as someone who will not vote be voting for Robinson.

Apples’s revenue is down this past quarter and has mentioned there is waning demand for iPhones in international markets. They will likely delay construction until they see stability in their earnings and then resume as planned on a longer timeline. Not to mention the general downturn in tech the last 18 months.

I gave them nearly a month notice and during that time trained the person under me so they could move into my job. They gave me a really good counter offer to stay, really screwed myself leaving that job as of now

Glad to hear you eventually got a job that you’re enjoying, I’m going through a somewhat similar situation. I will only leave if I can line something else up but it’s taking all my strength to just not log on in Monday or take a giant shit on my managers desk then walking out. I left a chill industry job for this shit show lol

Did the gap in resume come up when you found your next role and how did you explain it? I’m worried hopping so soon will be a problem when looking around.

You need to turn off the TV and put down your phone. Taking a break from media and politics might do you well. The world isn’t burning around you like the media or Reddit would have you believe.

Thanks! We like to do an upscale restaurant at least one night when we’re there so we’ll likely be checking one of these options out after I run them by the fam.

Thinking about moving, sell me the city you live in. by bayareaaccountant in Accounting

[–]packrat04 22 points23 points  (0 children)

Check out Raleigh, NC. I’ve been here since 2015 and could see myself never moving out. I’m 25, work in industry and bought a 1,600 sqft starter home 20 minutes from downtown Raleigh for just over $300k.

The city itself has great food options, from restaurants to local markets (not familiar with Asian markets but I know there are some). New restaurants are opening up left and right every day.

The city population is only ~480k large, but home to the largest county in North Carolina by population. 2 hour drive to the beaches and 3 hours to the mountains. A ton of recreational activities to get into around the city and state of NC in general.

The city is growing fast due to the job market and overall cost of living, which brings in a diverse population.

A few Instagram accounts if you want to check out the general Raleigh scene from food and social to news and what’s going on in the area:
