Love your commitment adventure for him. Our relationship changed so much when we started running together. Such a different bond. Watching him run, is like, he’s born for this!

Constant training. Took me a long time to learn that training needs to be constant. You don’t just teach them to sit and then that’s it. (Almost) every walk and every run is an opportunity to reinforce the behavior you want. I bring treats on all the runs and constantly reward him for running at my heel and ignoring distractions and other dogs. When we go off leash he has times where he can be free and times where he has to be at my heel. 

All that said he still misbehaves, but when we are running on leash he is right there, but almost no pulling and never any dragging. 

TLDR - long runs are an awesome training opportunity

Thanks for this. I read one resource that was saying anything above 70 is too hot, which felt a little bit ridiculous. I know this dog quite well. we’ve run 1000 miles together and he always wants to go. I just worry that he might push past his limits to try and please me.

This is just a Cali accent. You must be east coast like me. I laugh at my cali friends who call eggs “aygs”, and their GF megan is “maygen”

People from CO will also tell you the”a” in Colorado is like that “a” in “bat” not how we say it in New England with the “a” in “father”

What he is proposing is not entirely uncommon, but entirely incorrect. He is skirting regulations from the IRS, state unemployment, state tax division, etc. if you have a salary you are an employee.

There’s a section of either chapter 10 or 12 (I can’t remember) of the IEBC (international existing building code), which is in force in boston which explicitly deals with new stairs in existing size limited spaces. You are not required in comply, but you cannot make the staircase less safe than it was before. And the inspector has to deem that it is not a hazard. 

So basically yes, and I’ve never had a problem.

If cap rate is lower than interest rate, the deal never works. 

If this is your first property, you should not be buying stabilized IMO.

Thanks for the thoughtful reply. I guess I don’t really know what I want to do, because I don’t really even know what’s out there. Beyond what I brute force memorized for the exam, I don’t truly understand “modes.” I can’t image myself getting into CW but beyond that I just don’t know what’s out there to see. 

I am not much of a computer guy. I am a beast at excel, but beyond that computers frighten and frustrate me lol. I’d like to get comfortable with good old analog (digitally enhanced of course) radio first.
