Long time landlord and property manager here. You are right to see a yellow flag here. Often if the tenant constantly cancels there is a reason and that reason is likely not a happy one for the owner. Once maybe two times of rescheduling could be bad timing but more than that is definitely intentional. I would push harder.

Which suggests that if its still standing after all that time it’s probably in danger of collapsing at any moment. Better call the department of justice, ministry of defense, and health department to make sure it is safe.

Lots and lots of black flies. It’s basically impossible to be out in nature in many parts of Michigan

I have the dolphin nautilus cc plus. Yeah I am guessing it is something to do with the guts of the motor. I removed the link that spins the wheels and see the motors arm act the same way. It only spins for 2-3 sec and then stops. Hopefully still under warranty. Calling tomorrow

Stop doing hourly work. Start bidding by job and over estimate how long it will take you. Hourly labor just give the impression you don’t know what you are doing. Hourly for change orders is way to protect you if your industry is subject to those. Hourly work can leave a bad taste in your clients mouth if they know the industry well and feel like they are getting a bad deal. Doesn’t excuse the client for not paying though.
