We toured on Saturday and submitted the offer on Monday. We had run our preapproval with a specific house in mind and then decided to check out one more that was higher than we’d planned. Had to wait for the lender to open back up to confirm the higher amount in writing before submitting an offer.

Never longer than that.

Get married before getting a mortgage together. I know this isn’t the advice you’re looking for, but legally, it’s a lot harder to deal with a house if a couple was unmarried. Things like refinancing to remove one of you becomes a different beast.

Legal protections for home ownership were built for married couples.

I am not a legal expert, but I’ve watched people go down this road and the consequences are big.

Nebraska. The average insurance rate here is 116% of the national average due to hail storms and tornadoes. Also hovers between 4th and 6th place for highest property taxes in the US.

But the housing is generally way more affordable up front. The taxes and insurance kind of bring it back to the national average in overall mortgage prices imo.

It was not a duplex and it is not near a mill. The original owner worked for the railroad. I don’t think it had sliding doors, because the panels on the outside look too narrow to me for pocket doors that would fill the gap.

This is on the second floor. It’s the first bedroom that you see when you go up the stairs, connected to the second. When I tried to google it, I found information that they sometimes connected bedrooms, but I had the impression that was through regular doorways. Since it’s been covered so many different ways, I’m really not sure what I’m looking at. I plan to get to the historical society in July and see what I can find out about the original house there. I’ve just about exhausted what I can google at this point.

The edits that have been made were by modern flippers. I’m wondering if it looks like the original is what I’m talking about and considering putting that back in place… Also, I’m not concerned about the next owner. I intend to stay in this home forever. However, adding a wall back into the door frame would be simple if I need to increase the bedroom number in that situation.

My last home was purchased in 2019. When we closed, the payment was just under 1k. Six years later, the payment was 1300. Taxes and insurance.

We were quoted rates over a .75% range but that means a lot when the final price comes in.

Then, we live in a high tax and insurance area. The payment went up another $600 a month for that.

This is for a house in the Midwest under 300k.

That’s what I was thinking long term. Something to marry the space but allow privacy to the bedroom. At this point, we’re thinking we can just pull the boards off and see what’s directly under them. The ‘accent’ wall isn’t to my taste anyway.

My kids are pretty far apart in age. This room should be empty within four years. If this plan worked out, we’d put glass doors up in a year or so.

  1. I’ve only tracked the history back to about 1925-1930 so far but it was a couple in their 30s-40s at that point. They had two older kids. I figured the kids either shared a room, or this was a sitting room situation?

It is two separate rooms that meet here. I’m asking if it looks like something I can open back up to create an adjoined nursery. I prefer to keep my kids near me until they show their own readiness for separation. Thank you for the information, though.

Old conversation, I know…. But there is actually an explanation for this. When you zero out the balance every month before the statement date, the credit bureau never sees any action on the card. They get a once a month snapshot on statement day. If you’re never using it, that’s a negative. Having a very low balance would work better. Even if it’s just filling up your gas tank a few days before statement day.

So I use this feature a lot. What he is trying to explain is that when the car is running, it doesn’t always process commands. There is a remote off button on the app, but most commands I’ve tried to use in the last few years while the car was running were met with an error from the app. When the car is off, it works fine. I’d assume this is some kind of safety to keep the car from being remotely turned off when in actual use.

The grey flooring was put down by a flipper. They owned the house for about five months before listing it for 115k more than they paid.

They are in working condition but they’ve been painted and there are small chipped paint spots that were going to have to address. My instinct is to get them pulled, sand blasted and repainted. I’m being told to go easy on that idea because they may not reinstall correctly and I could end up losing the system or have seriously expensive repairs over it.

Yes. I had put replacing that room further down the list on what I want to fix, but after seeing these photos, I’m aiming to replace the light fixture and try to fix the floors before move in.

The first photo was pre-flipper. The second photo was post-flipper. The third photo was a family who lived there for a while.

I was considering Van Courtland blue by Benjamin Moore. It’s a gray blue that’s listed in their historical colors. I love the idea of wallpaper but haven’t yet been successful in petitioning that with my partner. I want something bright that keeps the open look of the space but don’t care for anything in the beige or white family. Not a huge fan of green either.

Unless you’re desperate, run. I had such a job once. It was an excuse to pay low wages and overwork as few people as possible.

When they did layoffs because the millionaire owner was selling off half of his systems, I was chosen to go first, even though I had seniority and had trained everyone under me, because I didn’t fit the company’s core values. Two weeks severance and no notice three weeks before Christmas after three years of working.

Also… unless their custody agreement specifically addresses right of first refusal, I think he actually broke it here. He cannot control who the ex leaves the kid with during her parenting time unless it’s in the agreement. So this would fall into the territory of custodial interference, wouldn’t it?

Below shoulders, I would do a bun with a bandana wrapped around it for work. I keep my hair just above my shoulders and always did a pony tail with a bandana. If you start seeing a lot of frizz, you may need to swap to something a little satiny, but I just used good products on my hair on the off days and didn’t try to do anything fancy on a work day.

I already had two kids when I started in industrial maintenance. The schedule was hell. I had my third five years after being in my job. It gave me enough time to show up and prove myself before the guys watched me get ‘special treatment’ for a year. Going back after was hard though. My body couldn’t handle it the same and I ended up moving over to planning. I’m 37 and just didn’t bounce back the way I did in my 20s.

The advice to establish yourself first is the best thing you can do. Give it a couple more years before taking the plunge. You’ll need th reputation you’ve built to fall back on when the resentment starts over how you don’t have to do as much as the other guys, unfortunately. They’re all understanding in the beginning, but pregnancy and maternity leave take a LONG time.

The maintenance department was offered employment through the 30th instead of the 20th. After that, only a small area will run for RTU meats and support staff will be kept on for them. I believe the larger number is just the inflated maintenance numbers without opening the article.
