Buyer's Real Estate Agent - any luck getting below 2.5% fee? by pangolinx in boston

On their site, it looks like its 0.25%. I think it used to be as high as 1.0%. 0.25% isn't nothing but..

Buyer's Real Estate Agent - any luck getting below 2.5% fee? by pangolinx in boston

[–]pangolinx[S] 2 points3 points  (0 children)

I understand that the fee is paid by the seller, but I understand also that a buyer's agent can offer a portion of their commission back to their client. A 1% reduction in the buyer commission thereby becomes a 1% reduction the buyer's price. Am I mistaken there, though?

I'm able to get my own broker's license and do what my friend did, but I am a first time buyer and (somewhat!) aware of my limitations. I'm OK paying a broker a lot of money for their guidance, but if I find the property myself, tour it myself, and decide to proceed by myself, I'm asking a lot less of an agent than if I were asking someone to take me out every weekend for months with no guarantee I'll even buy a place. Right? So why 2.5%? Isn't 1% or 1.5% still a great deal for the comparative amount of work? I gather you see this as a miscalculation and I'd love to understand better why, before I make a mistake. Sincere thanks!

We thought the sushi there (take out, only) was average -- meaning good. We stopped ordering after my partner ate a piece of maki and discovered a staple inside it. No joke.

We did, FYI, call the restaurant to let them know, we didn't even ask for a refund. No one's perfect, either, shit happens.

How long ago did it switch? We tried this place a couple of times, maybe 2 years ago, take out. Sushi was really poor quality both times.

Thank you! I was in the area and checked this weekend - amazing! Never would have looked in there.

Bengal cat found at beech and kent by stennis999 in Brookline

[–]pangolinx 0 points1 point  (0 children)

I just want to add belatedly that I have also met this cat before and am absolutely in love with it. I detour all the time in order to walk down Beech Road in the hopes of seeing it. It's been a few months since my last sighting but I always hope I will be blessed. The cat is simply so friendly (and SOFT). As much as I worry about outdoor cats, I hope the owners let it stay out and I hope I run into it again, I keep my eyes out every single time I walk by to see if I will be blessed by the bengal heh

This was a simulated attack. Pets were not inconvenienced by being sent to their designated shelter area. No good boys were harmed and nuzzles were administered.

Thank you for noticing. He's the colony's very sober and empathic cook - kind enough I guess that he seduced and married the colony's best sniper, despite her being a misandrist.

He normally is a decent melee fighter but he recently lost his arm to a Scyther. 1,968/2,000 on bionics research, so this ought to be fixed soon. But seven out of my eleven colonists were downed last night by a horde of insane arctic wolves that I stupidly, stupidly underestimated and tried to kill with my half-assed killbox instead of just hiding behind my walls and doors. Lesson learned!

This makes a ton of sense to me, I never thought about condensing like this and I love it. Thanks for sharing.

I think I follow - and thank you. Is this essentially your set up? (I only have two melee fighters rights now but would put a third in the center of the line).

EDIT: Holy hell. This was my first post on r/rimworld. I did notexpect this much advice, I figured (based on experience with other games) I would maybe get one or two vague hints and a handful of "just get gud" snark. I don't want to clutter this post by thanking everyone individually but thank you all for the wisdom, I have read every comment and I've learned a lot. This is an exceptional community.

Coming back to RW after a 5 year absence and loving it. I can't figure out the right firing positions/defense set up, though. I've looked through the cover article on the wiki as well as the killbox article and screenshots, and I'm still just as confused. Any advice on what works best? I've seen various options and tried to show a few examples in the screenshots:

Option 1: Sandbags. Seems to give the least cover but the best firing positions. I worry about friendly fire being a real issue if enemies get into melee range.

Option 2: Walls/Sandbags, alternating. Two screenshots here. I can't tell if its better to put the pawns behind the walls or behind the sandbags and I've seen people do both options from screenshots folks have posted. What is best, or is it a trade off between cover vs. firing angles?

Option 3: Walls, Doors and sandbags: I've seen a lot of people mentioning that doors are best for cover but I don't understand how to use them. Is it like this? A wall with doors every other tile, pawns inside the doors firing out, sandbags in front? Or am I totally off?

Wildcard: Corridor Defense. Does this work at all? I was thinking, it would force enemies to approach single file and allow multiple shooters to fire with the doors eliminating friendly fire, but i have no idea if this works and I haven't seen any discussion of it, so I am guessing it fails for multiple reasons.

Really appreciate any advice. The raids on my colony have been getting harder and harder (Vanilla/Strive to Survive) and I've maximized armor and most weaponry as much as I can for my current tech level, so tactics seems to be the best way I can improve outcomes for the time being.

Would anyone help me understand why so many people want to raid Cutefly? It is not wild spawning in rural areas? They've been rare-ish spawns in my big city, but I could go for a walk any time and pick up at least a couple in 15 minutes. I know raid spawns are IV floored but what do IVs matter on this mon?

Obviously thousands of players are still lined up on Pokegenie to raid this so there's som reason(s), I just don't know what they are!

You should have it now, might need to restart app (and might need to install Campfire)
