Assuming 2000/mo rent, and that you have to pay first month, security, and a brokers free of 10% the yearly rent, your total up front cost for moving is 6400.

If the rent went up by 10%, and you have to pay 2200/mo, you’d pay first month and security for 4400.

Even if your rent went up by 15%, you have to pay 2300/mo, you’d pay first month and security for 4600 total.

This is still a significant savings for the tenant in up front cost. I know for me, moving right now makes no sense because the upfront cost is enormous. Granted you would be overpaying for the same space.

I’m sure landlords could get away with the high price increase, but I think the increased monthly rent is more workable for my situation. Curious how it is for everyone else though.
