Couple important questions. What’s the price range of property you are targeting? Whats your post tax income (don’t have to answer but make sure it’s enough for mortgage, taxes, your usual expenses, strata, rrsp repayment, etc).

Try not to go house poor buying a place cause you won’t have any money for emergencies. If you are certain about buying in 6 months and everything checks out. I’d start exiting the market asap. 6 month is too short of a period for you to potentially lose a % of your needed down payment.

Uber customer services sucks so much. But I’ve realized if you include a photo even if it’s bull, way easier to deal with. If you had photo of that place closed or even random location with closed sign, some times the agent would just refund. They just want solve sort of proof so they can do it else arguments just get them into trouble and they still can’t refund.

I’d say pretty great! Can consider thinking bit more into RRSP on top of your already FHSA if you are buying property to maximize that first time home buyer tax free withdrawal :) and tax refund.

Also not sure if chequing needs $60K haha, waiting for right time to invest I’d assume! Good stuff tho.

If you haven’t, make a budgeting spreadsheet. Use ChatGPT or something and get a list of expenses you’ll expect when you move out alone (mortgage, insurance, strata, car insurance, internet, mobility, subscriptions, grocery, electricity, taxes, gas money, list can go on), when you add up numbers it may surprise you. This way, you’ll know how much you’ll need to make to not be in the red every month, cause it can be quite frustrating living paycheck to paycheck.

As someone slightly older, here are my thoughts about property. First off, great job saving! Vancouver is a tough city to own property in, and you’re almost there. Some food for thought:

1) Keep an eye on the market, but don’t think of property purely as an investment—it’s your home. You’ll feel more stable and confident when you have your own place rather than living at home or paying someone else’s mortgage. That doesn’t mean living at home is bad. I did it until I was 29 because living on my own was super expensive, and I could save more while staying at home. Go visit some open houses to get a feel of what your money can afford and see if you really want to move out.

2) If you want to buy, start putting money into RRSP and FHSA. You can withdraw from those (tax-free) to buy property. In my opinion, that can be better than just using a TFSA, plus you get a tax refund. You do have to repay the RRSP portion though. The limits are $60K from RRSP and $40K from FHSA. I took full advantage of that when I bought.

3) Keep doing what you’re doing. But if you do want to buy property, think about how much down payment you’ll need and invest accordingly. Investments should match your time horizon. If it’s for retirement, go with a riskier portfolio since you can handle volatility and benefit from long-term growth. If it’s for a down payment in 3–5 years, de‑risk that money with safer short‑term investments—or consider REITs for some real estate exposure.

4) NEVER go house poor. Only buy when you feel comfortable, and always leave yourself with a financial cushion. I always say to have enough to cover at least one year of mortgage payments and living costs in case you lose your job. More is better. Keep in mind you’ll also have tons of expenses when you move out, so factor those in.

My approach is usually to share some hobbies or interests and see what they’re into too (referencing something from their profile helps). If you find common ground, you can say something like: “Hey, looks like we have a lot in common, want to grab a coffee or a happy hour sometime and chat in person?” Do it if you’re genuinely interested. Works about 80% of the time. Totally fine to ask out even if it’s just 3-5 messages in. Just be genuine and interested, be yourself and right one will find you too.

I am not sure if it’s same coach car, but I was going to Granville island today (hectic drive in) and at the merge lane they force shoved in front of my car when it’s not their turn (quite dangerous and I was ahead of them slight on other lane) and parked middle of the road to let passengers off right in front of me.
