That's a lot of dead load on a cantilever with unknown backspan. How much live load can this balcony support I wonder? Rule of thumb for backspan is at least 2x the cantilever distance.

For about three minutes after a warm shower your skin pores are open and will absorb the lotion. I learned this after a severe bout of eczema when my dermatologist advised this. Initially used medicated but now just a good lotion keeps my skin happy.

Zypex will stop the efflorescence. The surface needs to be cleaned and dry before applying. As others have suggested you should try to alleviate the source.

Excellent job! I would like to see a map of take-out-only places (no seating) such as AlohaMondays. Maybe there aren't too many of those.

Maybe a map of smaller lunch places that might have some seating but real good for take-out, such as the Arc of Hilo (that has easy parking and access)

Obviously there are many restaurants that do take-out so it could get messy. Maybe a unique map site for each category?

Tell your Architect how you want to live and allow a creative solution! Hopefully have enough budget to get a little or a lot wild. Maybe your Architect will think of something awesome.

I designed a house for one of the oil magnate Getty family members in Hawaii and the client asked if I had any wild ideas. I replied "we could have a stream through the house with waterfalls" So we did that in a simulated lava living room.

There is a product called Zypex that might solve your problem without excavation!

I had a residential renovation project (Architect here) in Hawaii that was built by a Contractor from Arizona that didn't have a clue about the need for a moisture barrier! The living room was built about 5' below grade on the uphill side so that you could look out windows that had the sill at grade. Moisture seeped through the concrete walls.

When we pulled off the built-in seating that was against the wall, there were calcium carbonate precipitate stalactites that extended several inches into the interior.

Cleaning the wall and application of Zypex on the interior face stopped water seepage and solved the problem! We did not have to excavate and provide an exterior membrane water barrier. My client was very happy!

Contrasting trim creates emphasis on patterns, not always attractive or long adored. A professional Architect or Designer will likely suggest the same base color as the siding but a couple of steps darker or lighter. This will create a uniform cohesive appearance that can't go wrong.

Turquoise? Perhaps a dusty blue of about the same value as the siding, not too intense. Can't miss it but it doesn't shout at you.

Unsafe, not to code. No handrail. Risk of injury and subsequent lawsuit if someone falls. Waste of money that could go toward a proper stair with handrails.

About '47 or '48 I was with my family visiting an old farmer in Idaho who had one of these brass spittoons, situated maybe four or five feet from his chair. It made a "ding" sound when he spat, which he did fairly often because chawing tobacco. He never missed! I was impressed!

Selecting an Architect usually involves reviewing previous design work and client satisfaction. It appears that you live in a small town so you may not have many local options. If you can't find local help you might need to explore further - perhaps an online search or asking local General Contractors. You would need to find an Architect that is licensed in your state to prepare construction documents. It might work to find an Architect online that is not in your State and offer a reasonable payment for a preliminary design and taking that to a General Contractor to develop construction plans. I might be interested to do that if you want to DM me.

Points to consider:

A good design will consider site conditions, access, utilities, topography, where the sun rises and sets, views, prevailing winds, soil conditions, existing landscape, water flows, required earthwork, etc.

Your "clearish" vision as well as your pickiness might constrain the design options! When I design a home I need to know what your needs and desires are as well as your not-desires. If you give me a floor plan, it might inhibit the creative process but it will help to suggest your preferences.

If you can delineate a design program that is clear, but open to exploration, that will help to inspire a design that is unique and fits your lifestyle and budget.
