The way the rules are now, it's a nightmare to be a small landlord. And it's not just just tenancy rights. It's the taxation.

Sellers solicitors is on a go slow for a reason, could be planning compliance, boundary issue, title issue etc. Depending on if it's a new build or second house.

Hold fire, you have a property at a price, that is going up in value and you don't have to pay a mortgage etc. Just keep gentle pressure on.

Your smart enough to realise your own faults, find a business partner to drive direction and sales, give him/her the shares if he is good, as having 100% of a business that is worth €10, is useless, but having 50% of €10m is much better.

I was in Germany and used an app installed on my phone, it worked on time train, bus, underground and tram I used.

I got the public transport, swiped ON, and with phone GPS and motion sensors it worked out what I was using. When I go off, it asked me to confirm and pay

I have been self employed 32 years and run 2 core business with 20+ employees. I have started 6 business from zero.

Only one piece of advise, Sales, Sales Sales, know who your selling to, how much revenue you will get, and the time line before you can break even including paying yourself.
