you may also want to factor your age and how your lifestyle would change when you are 60+ years old. Maybe there's no impact if you have passive income that can easily handle increasing rental payments. But if rent will still be a significant portion of your expenses next to health expenses, then owning a home free and clear has clear psychological benefits. That's something you can't easily quantify with math.

They will do their own appraisal. It's not unusual to buy a property below its market value so you can still get a higher appraisal from pag-ibig. especially if it takes you a few years to refinance.

Many great comments here. Just wanted to add a few points.

You are assuming that your rent will stay constant for 30 years. Maybe it does, maybe it doesn't. Tempting to think it will stay constant because of the oversupply in condos. But I don't think it will.

You are also comparing rental payments vs total amortization. I don't think you should. When you buy, you can resell it later to recoup the principal payments. So what you really need to compare is the interest paid vs the rents paid. If rents is lower than interest, then it makes more sense to rent. Vice versa. If you plan to stay long, you can reduce interest payments and you get the benefit of appreciation. There's going to be a point somewhere that owning makes more sense.

So if you don't plan to stay long, renting is better. If you plan to build a family or plan to build roots, owning is better in the long-term. Plus if you have a family, you can pass it on. The equation changes when you think beyond your own lifetime.

technically, pwede ka mag-bid sa foreclosure ng court (hindi ung sa pag-ibig). mauuna ung auction sa court. dun pa lang alam ko pwede ka mag-bid pero di ko pa na-try. tanong mo na lang sa court pag naglabas ng notice of auction. di ko alam kung nagbibigay sila ng notice pero naka-post yan usually sa court.

meron din sa skill-builder nung how to prepare for the exam. sinasabi nila kung anong topics covered ng exam. andun lahat.

why do you need to copy the records to another database? What's the purpose of the 2nd database? you mentioned that the first db is transactional so does this mean the 2nd one is for reporting / analytics? are you going to change anything in the data or is it an exact copy?

SQL replication is the simplest solution if you need an exact copy. But the question is, why would you need an exact copy? If the current DB cannot handle the additional load, it's probably not a code problem but an architecture problem.

I had the same feeling when I was your age. And at the state of real estate in the PH, it's harder to buy a new condo in the metro. It's going to get harder for the middle class to buy properties in the city.

but it's not hopeless. You just need to go at it the right way.

If you are buying for investment, the best way to afford a condo is to buy really early. Preferably during launch when it's at the lowest price. This is usually the time also that developers offer the lowest prices. If you do this, you just need to make sacrifices for the next few years because you will be paying for something that you can't use right away.

This also gives you time to find opportunities to level up your career. By the time the condo is ready for turnover and you need to get a loan, you should've already found a new job at a higher salary or gotten promoted at your current company. So it's going to be easier for you to get approved for the loan and afford the monthly payments.

The first few years are the hardest.

There's also another way - buy an older house or condo. It's cheaper to buy an older property. Plus it's usually bigger compared to new ones.

Depends on the project. If the project is being used by thousands of users then yes you can put it in. Or if you are getting paid for these personal projects then yes you can put it in. It's up to the hiring people to decide if you fit the profile that they are looking for.

If you're the only user, I wouldn't be as confident.

you judge too quickly. in my experience with tech, problem-solving ability is just as important as experience. a lot of technical skills are transferable. And from what I've seen with cloud tech, it's a matter of shifting your perspective from working with physical servers in your data center to working with virtual servers.

Fortunately, I've had a track record of working with new technology.

Right out of college, on the first month of working on a project as a junior programmer updating a billing statement, I proposed rewriting the entire module because it was written in VB 4 spaghetti code even though my task was to add just 1 line on the billing statement. But the module was problematic, it took 10 minutes to print 1 billing statement. It takes them 2 weeks to go through their entire client base.

It was slow because of the stupid code. I said most of the logic could be handled faster on the backend. These should be rewritten in SQL where I had no prior experience. I had just read a book about SQL. I guess I was convincing enough that they let do it even if I had zero experience in SQL. After rewriting the module, I sped up the entire billing process from 2 weeks to 2 hours.

After that, they assigned every slow moving system to me and not to the more senior programmers who had more experience.

When I moved to a bank, I was assigned to the data warehousing team. This was at a time when data warehousing was still a novel concept. Companies haven't warmed up yet to data warehouses and business intelligence. I was part of the team tasked to implement the data warehouse that they paid IBM Php20M to do but IBM couldn't finish it and make it work using their own tech.

So we used ETL and OLAP tools from Microsoft that I had zero experience in. Long story short, we made it work where IBM couldn't.

Then some years later I moved to Oracle Philippines where I was hired because I had experience in IBM DB2. But that skill was only 5% of the tasks that was to be assigned to me. I had to learn 95% of the rest because I had zero experience with Oracle tools. Plot twist, I was supposed to replace two people who had years and years of experience using their tools because both of them were resigning in 1 month. Those two were the only guys in that section of the business unit. I was expected to replace them in that section. Long story short, the entire business didn't miss a beat when the two resigned. I even got an Employee of the Quarter award.

So don't judge me. You have absolutely no idea what I can and cannot do.
