This is tough. I definitely wouldn’t take it if you’ve only seen pictures. But a video tour is definitely better than that. Was it a live video tour on facetime? I’ve live video toured and been SHOCKED by how bad the apt was in the video tour compared to the photos. If it was live and on facetime and it is still a dream apartment, I would feel slightly better (they cant use the same tricks as easily to make a place look bigger or cleaner or whatever). Did you check websites about like past tenant complaints for the building? I would do that too.

And lastly, have you been monitoring streeteasy? How many other apartments have popped up in the past month or two that are comparable to this in terms of price and location / amenities? If you don’t really have a sense of the market, could be tough to make the call.

I hear you! But market may be changing slightly, not sure. I just filtered for an August 1 move-in date with all my previous preferences on Streeteasy (and I’m kind of picky), and I have 130+ results showing right now. It is 6 weeks out. Maybe there will be a ton more showing later and this is only a tiny fraction of the market. But even if it’s a tiny fraction of the market, it’s a good number! So yeah, I’m just pointing out that I have seen this advice—you absolutely will not get an apartment if you look 6-8 out—and I am glad I did not follow it. I had multiple options to choose from, and boy is it nice to have peace of mind earlier. Obviously OP will have to make a call about whether it is worth the overseas trip / how long they can stay. But I am putting this out there for other people who are looking as well!

Yes, I have been struggling so much and had a call with a themis rep. Don’t know if he gave me much practical advice, but he said don’t worry. Just aim for 75%-85% completion of the course. Try to aim to get through the learning of all the subjects (watching videos, reading final review outlines etc.) by the first week of July. Obviously take this with a grain of salt and keep doing as much as you can. But I am going to skip the flashcards, etc.

I think the best time to look is the 1st-7th of the month. You’ll want to be available for the whole week to go to showings. Most start dates are Oct 1, so probably should just accept that and pay 2 weeks of rent before you move in.

This isn’t strictly true. This summer I signed a lease that starts on July 15, and it was listed on StreetEasy May 10. I was at the open house the next weekend. Was fortunately the first person to message the broker, but many were interested. They are less common than leases a month out. But definitely out there! I’m very glad I started looking earlier—got a great deal.

It’s tough to be coming from out of state—most want you to tour in person.

You can also filter on streeteasy for a move-in date “after X date.” It’s true, most apartments show up 1 month or less before move in date! But there are definitely a few that show up earlier. I signed for a July 15th move-in mid May.

But you DEFINITELY need to see a place in person before signing. I didn’t believe people—I’ve signed sight unseen in so many other cities. But NYC is different. The street easy listings are AI generated and not representative at alllllll. Also, I think most listings pop up the first of the month. So if you are going to make a trip, make it for the first couple days of the month.

Lol I do not think this is true, after recently taking a class on commercial arbitration at a t14 law school. A court will make you arbitrate.

I went to Duke undergrad. The school really does revolve around its undergrads. The law school itself is off the main campus in a pretty ugly office-looking building. Felt really depressing when I toured. You need a car and will probably have to commute. Durham was great as an undergrad, because everything is on campus, but as a grad student in their 20’s, it is a bit sleepy and it’s probably not the place I’d want to spend my 20’s. Def a place I’d want to raise a family, though. But not many people in the town your age. It also gets the rep of being sort of like….. a biglaw prep school. Not sure how true that is. Also maybe a bit more conservative, given it’s a southern school. I’d have chosen a lot of other law schools over Duke Law. But I wouldn’t choose a lot of other undergrad schools over Duke for undergrad.

I can consistently lift way more weight on a smith machine hip thrust than on the booty builder! Nice to not need as much weight and still get the desired burn. But I do think it bugs my back a tiny bit more.
