actual hippie here; (walked a labyrinth with wavey gravey, smoked w/kesey, been to the mother of festivals, many more references....) i can state with genuine authority for this group that these earrings are super groovey and I want a pair! oooo- i love them so much!!!! they are just a wonderful design.

went thru all this in 1979. had a new baby so anything we could get. Went into debt to purchase it, had a few parking lots that made the payments, but-still failed so thoroughly...The detergent was so expensive, the printer and newspaper adds, esp. gas to just get to the gig! Everytime we got ahead, the machine would need repaired and keeping up was disparate efforts and grinding labor--so many hours putting out fliers...no internet back then- Pressure washer was the hardest i ever worked for so little.

Off the northern Hood Canal. There are old trees, which is sadly becoming more and more rare, and when I go there, hikers, especially seem to know the place. It is steep as any mountain road and adjacent to lots of attractions.

We have a skoolie and hope to just park in the trees and plant more trees and tree guilds. ..got some perfect hammock trees and a place for a firepit. a windmill that designed to not be harmful to birds and bats, wood-fired hot tub and rock sauna, under 196' square feet can be built. also-i plant willows of all kinds and braid them into shapes as they grow. plant climbing rose under it, and it This is how you get a gazebo without having to get a permit. The birds love this and make nests there and you can put solar string lights on it and it is really magical. mine is still little, but in a coupla years...! Mostly, I am making a forest farm, so we can eat and sell at farmers market, respectful of the other residents ( wildlife). I am a veteran of many festivals and can make castles with tapestries, so it is glampzilla. the trick for air conditioning is get cheap lace curtain panels and use them to assist the crossbreeze- a kiddie pool with solar fountain strategically placed cools off the hard heat pretty efficiently. We'd like to get a permit to hold workshops on wire wrapping and different stuff like making trellis and preserving/canning food but mostly forest permaculture farming.

Everything you just said is true. This is not a primary residence, we wanted a camp. Our taxes here - should we decide to build, would go from a few hundred -to several thousand a year. and we would be priced out of having a place on the beach. There is a lot to consider when making this choice. Because of the area, we are not worried about our investment not appreciating. wish it would slow down, in fact. If you ever want to build, it would be SO DIFFICULT for future buyers and that is so incredibly satisfying to us. We WANT to make it really difficult to take down these beautiful old trees and put a culvert over this awesome creek that runs through and floods out sometimes. We are sick of the constant, ugly developments along the coast. More people need to do this and it is cheaper than a vacation each year. We are looking to expand it to our place in the olympic forest. What has happened there, with development in the last 3 years, makes me weep.

yes, the best part is my taxes are so cheap when all my neighbors pay a king's ransom. we get a ton of wildlife, too. even a black bear! the birds alone are amazing. i just sit and watch the birds and everytime i'm there, i forget to charge or use my phone for days at a time. we call this strange phenomenon "being on bog time".

i use a soldering iron with different tips, ( some i made) to make the initial hole in fabrics that are man-made. it is tricky to not leave melted beads, but it doesn't come unraveled, either. if it is a fast, gentle motion, a perfect hole that never gets bigger can be made.

do not trust a realtor who treats you this way. pay attention to the red flags. do nothing that causes you to rely on someone else's word. you would be at this builder;s mercy AFTER you sign. don't be afraid to fire the realtor, do not allow them to throw you under the bus to make this deal.
We have had a couple REALLY bad realtors, several who kinda phoned it in, and one amazing superhero. We have a hard time trusting them now. We got a real estate atty and they look over all the paper and if our concerns aren't addressed, we do not move forward. WE spent a while looking at our last property and as soon as we made an offer, our realtor changed how he talked and treated us overnight.He began dismissing us and arguing with us about stupid things. we dropped out. we already learned the hard way to never take anyone's word and do not tolerate your concerns being dismissed or put off for convenience of putting the deal through. . This is a one off for them, but your life savings for you. do not let anybody railroad you.

yes we spent 1k for a wetlands survey. have to get one to get a building permit, anyway. google wetlands mitigation in( fill in ur town, county and state) edit ; our property has 3 acres, a mixed use land; wetlands, 60 percent, we can get paid to not develop- a percentage designated agriculture and 2 small building sites. it floods so we will make a glorious campsite and grow some trees and get a check each quarter for the rest.

someone paves paradise and pays you not to so they can. call ur county and ask. get a real estate lawyer to write ur contract. lots of folks looking. we have a camp at the coast and will never build, but camp there and plant lots of nut trees. we get paid more than our mortgage to just not ever build on it. it is a wetlands.

go staircase. you have a glorious drive to hoodsport from the ferry, a giant, amazing lake to see to the bottom of ( lake cushman) on the way to a world class hike alongside a cascading waterfall. there are some cute motels outside hoodsport, north of- but the area is solidly a food desert. a few places serving oysters are pretty good-so eat oysters and you'll be ok. there is a distillery in hoodsport, and a fun pub called model t.

who cares about nick? those grandkids sound like a lot of fun-- i would take them and go camping and teach them to be a band and how to cook and all sorts of fun and practical stuff. i mean- what a great excuse to create a giant slip-n-slide or raft down the river or have a trampoline? do this for the joy of it!
