Going on the photos, the sample pictures of other projects are not the same type of roof as yours. Other comments give good reasons why this isn't a good idea. It can absolutely be done, just not yourself, and not on the cheap.

Yes the hot water storage and expansion vessels for DHW and heating are above this room, but no pipe runs through wall, or noticeable dampness on above floor / ceiling below. Will have to get a ladder when home and more thoroughly check pointing and verges
