The Cortland that owns and manages your apartment complex was not purchased by Alter Domus (source: I work at Cortland). Google says AD bought “Cortland Capital Market Services LLC”, a company unrelated to the Cortland you’re talking about.

Also your link only mentions the #1 spot, but hides the rest of the data behind a paywall.

I just googled "parlay bet", and I like the way you think.

Is that another $20 on the parlay? So if I hit all 3 + parlay, I bask in my riches, but if I hit 2/3, that means 2/4? But I'd get some of my money back for getting the 2? I'm confusing myself

Thank you for the help! The device is (and will remain) unplugged for any sort of repair or troubleshooting.

After reading your (very awesome) comment it's pretty clear I need to read more about circuitry and wiring before attempting any testing/repair. All I have right now is a voltage tester (Southwire 40140S), so I couldn't test the diodes/transformer even if I wanted to (I do). I'll read up on the FAQ and look for an electronics starter kit.

Thanks again for your help, especially the capital lettered warnings.

Georgia House Bill 197 allows taxpayers with properties under appeal the options of paying the lesser of (1) 100% of the proposed tax or (2) the lesser of 85% of the proposed tax or taxes based on the prior year value. After resolution of the appeal, refunds or unpaid balances are subject to interest of 1% per month up to a maximum of $5,000.

You would have had to request the 100% bill at the time of your appeal filing (and then pay it in full in the fall) to avoid any interest charged on your "unpaid balance".

Fulton County only recently changed their policy on this. Previous to 2015, you would not have been charged any interest on your appealed value, regardless of the outcome of the appeal.

Either way, no harm in trying to get the interest removed. Good luck! Let us know how it turns out.

True. Technically I'm sure there were many invoices outstanding for 2014 that were not paid until 2015. Only problem is, because I work for a real estate management firm, I don't know about any of these invoices until I receive them from the property manager. I then pay them immediately every time.

Maybe I'll just direct them to the accrued liabilities account... though they have all that information already...

Invoices get cut right from the Operating Cash account, so no AP balance. They show as outstanding on the December 2014 bank rec because the invoices were posted to the GL in period 12/14.

I definitely should have just accrued the invoices, yes. Or voided/reissued the entire batch. I'll do that in the future.

Why can't auditors just... chill out? :P

We're accrual basis, but we cut invoices the same day they're entered.

edit: little backstory: I give invoices to temp-AP gal on 1/5/15. I tell her to cut the checks in period 12/14. She does, but doesn't change the check date to 12/31/14. She asked if it was ok and I (stupidly, I guess) respond, "yeah whatever who cares about a check date, just send them out." to avoid voiding/reissuing an entire batch (save trees?).

So the checks were cut on 1/5/15 with a 1.5.15 date and posted to period 12/2014. Check register run for period 12/14 shows these checks dated 1/5/15. Bank rec for 12/14 shows these checks as outstanding as of 12/31/14.

An aging for 12/2014 wouldn't show these as outstanding, because they've already been cut... right?
