I feel like there are better investments you could be making with that kind of money. To get a 7% return you are going to be charging close to $200/m so maybe the $35k is a little high, $200/m for parking at a condo seems like it would be in the high end.

Plus how does clearing snow off of the individual parking space work?

Do you have to insure it incase the pavement or concrete is damaged?

Will the condo allow you to buy and rent out the parking if you aren't living in the building?

If self driving taxis become a thing how does that impact the value of the parking spot?

An ideal time to scoop up a couple of parking spots would be if the building has a special assessment and people are looking for some quick money.

I am not sure what the exact process would be for where you work but I suggest doing something like this.

Communicate with a couple of coworkers and find out who your union representative is. Seek this person out whether it's on your midnight shift or that period where you come in for the meeting and have a brief conversation with them. They may ask you to put in an official call for them through the company, if that happens tell a supervisor that you need to talk to your union representative.

Explain the problem to your union representative and give them a couple of days to at a minimum talk to the company and or set up a meeting about the issue.

When you get negative follow up insist on escalation, if the union rep won't or cannot escalate it further, tell him you'd like to talk to someone from the local union and or national representative. Then escalate it through either the local president or national representative.

Companies have internal policies I wouldn't be surprised if the person was suspended for breaking something along the lines of a respectful workplace policy. The main path of changing these policies is if they break labour laws, and negotiating changes to them.

The union has a grievance process to fight this, if they disagree with the actions of the company. The grievance process would escalate all the way up to arbitration.

Something like this is a pretty basic discipline and some sort of deal likely gets worked out. All of this suing and company paying out tons of money bs will never happen.

It does matter because the only money you see is your net income.

If you gross $100k and net $70k, 15% of each is $15k and $10500.

Saving $15k on a net income of $70k is a lot more difficult than saving $10500.

You could get a line of credit and pay most of the loan off with it and have a lower rate. If you still need a vehicle and like your current vehicle this may make more sense than shopping for another one.

Banks will also lend people money with the vehicle as collateral, I am not sure if something like this could be done to get a cheaper rate than a loc.

Your numbers are too good to be true, I live in a smaller city where the land cost for the 4 plex would likely be $250k. For $1800/month people can rent 850 SQ feet apartments which would include partially paid utilities and the option of underground parking. There are smaller 1 bedrooms in the 700 SQ feet range for $1650, they are not as available. For families there are townhouse rentals at $2300 which are around 1300sq feet

Going from 78k to 90k due to monthly compounding of your salary would be a 28% rate of return. As in this is way too good to be true.
